Comments (77)I won't bother with lattice, barrels are partially obscured from the street by fencing and if I put it up I would have to work around the lattice in order to turn the valves for water. If I can just make better use of collected water I'll be happy. We are at the end of our growing season so I should be cleaning up the garden and putting it to bed for the winter, just can't seem to get motivated. We had our first frost last week. Usually, our average early frost date is 1 November. I got almost no produce from garden this year, but there is always next year. Chookchook2 I've seen some of those decorative metal panels and they are gorgeous, sure hope your budget will allow you to get some before too long. Most of our state has been on fire for a good part of the summer. The closest is across the river from us and they have been battling it for almost a month. Some friends have had to evacuate repeatedly. We've only been concerned once, a small grass fire on our side of the river on a day we had wind gusts up to 65mph. Fortunately, it was put out quickly. Australia and New Zealand have both sent firefighters to help with the blazes. I can't begin to tell you how appreciative we are. The closest fire was fought for almost a week by local volunteers only as there were no other resources available. They were all on other fires. The Army National Guard (reserve troops) were called out to help with support duties and for the first time ever the federal Department of Natural Resources (DNR) asked for civilian volunteers to help with non firefighting tasks, cutting fire breaks, moving supplies etc....See MoreDo you ask your guests to remove their shoes?
Comments (28)@Tribbletrouble44152k7 Trek, no not necessarily.. it fulfills it's purpose if you buy the one that is correct for what you want it for.. a bit of a catch22 and up to the store to point out that the thin stuff may dent.. in fact any of it can... there are many things that will void warranty of laminate floors.. here is a good website dealing with the cleaning and care .. http://www.baneclene.com/articles/laminate-care-consumer.html Remove shoes with spiked or damaged heels before walking on the floor. Spike or stiletto high-heel shoes may cause denting and related damage to wood floors due to the extremely high compressive force they generate. Such footwear can produce dynamic loads in excess of 1,000 pounds per square inch, even when worn by someone of slight or average build. Worth reading the whole thing.. Just worth reminding people that laminate flooring is mdf with a picture of wood printed on the surface with a couple of protective layers of clear coating over the top..it cannot be wet or steamed.. it will swell. Make sure you ask questions.. Wood vinyl planking is very durable and hardy, and bamboo is considered to be one of the strongest timbers.. if you choose to have floors redone with any of the above products please look them up on google and find out the qualities.. I vote for wood vinyl.. looks brilliant, can float or be glued (recommend glue for wet areas such as bathrooms, laundries) is hard wearing and cost is comparable with mid range wood laminate flooring and hardier. Hope that all helps. If you must have wood laminate then go for 10 - 12 mm.. anything less will flex. Must have underlay and be laid on a level floor.. We'll see what we can do to make the rumpus enclosed - it's probably more of a "man cave" at the moment :) Grandad had a dining table in his current place (which is bigger) and got rid of it because he never used it. He also wants more bench space than he currently has. So, this was a deliberate choice rather than a compromise due to lack of space. You've reminded me now that someone did warn us earlier in the design process about the back and forth between wardrobe and bathroom becoming annoying over time. We don't currently have an en suite so it feels wonderfully convenient for us by comparison. However, that feeling will change if we realise it could have been even better. We did have the en suite off the wardrobe in some designs but have been warned this can lead to dampness in your clothes no matter how well ventilated the bathroom is (especially in Auckland's humidity). Would love to hear people's experiences of this configuration - good and bad. Comments (9)Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . Almost all have mortgages , and the more valuable ones also have floating charges , but I doubt I am classed as a risky borrower . Tenders close on this place in just under a month , but as it is technically not livable ( a couple of walls have been taken out and additions started -- they have closed it in with building paper and ply and wrap ) , I cannot get a mortgage , even though my intention is make it better , spend up to $1.5mil , and live there for at least 15 years ( I will have turned 70 by then haha ) . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete .
