I need some ideas for my lounge layout

I'm in the process of renovating my home and a bit stuck on what sort of furniture and layout I should have in my lounge. Have already removed the old carpet and renovated the original floors, painted and installed new lighting. There are a number of restrictions such as the fireplace in the corner, the TV location (to the left of the fireplace where the new TV will be wall mounted) and the access way to the dining area which I need to maintain. There is to be an island kitchen installed which will allow access to the dining area but I don't want the kitchen to be a thoroughfare.

I'm open to other furniture options but committed to the location of the TV. I've included some photos and a plan but do ask if I can clarify anything.

I would mount the tv on top of the fire place. the round show piece you have move that to the left the room. you don't need the tv stand. if you need it for the cable box then you can mount it to the corner, right side of the fireplace.

I would place the couch facing the fire place and TV, put the chair where the couch is. If the couch is too long try moving the near the fire place closer to the fire place, at an angle

Good that the heat/air system is over the door and doesn't interfere with your decor too much. It appears the ceiling fixture to the right of the FP might indicate that the dining space is there. Put a sofa in front of the FP and two small accent chairs with it, facing each other over a round glass coffee table. Can you wall mount the TV left of the FP? I think the room is too narrow to put the TV above the FP - you'll strain your neck. If you mount it opposite the FP, a sofa and two chairs could work but will need to be small scale - try apartment-sized seating. The sofa could face the window with the chairs opposite it. You could turn to see the fire or to watch TV. Swivel chairs come in handy in such tight space.

I did think about that - but if it is our TV/movie room I just feel like couches are more comfy than chairs... did anyone else have any ideas where to put furniture?

Where is your house? Low maintenance plants depend on the zone. I wouldn't plant in your rock skirt. Ideally you'd put your rock skirt around the house and then planting beds outside of that. The skirt keeps mud and dirt off the house and let's you spray for bugs etc. since your skirt runs right up to the driveway on that side, I think your options for plants would be some large pots or window boxes. I'd paint your foundation the same color as your grout in the brick to help it blend in.

Well the piece above the fireplace really overwhelms the space, and most specifically the fireplace. Is there another wall space anywhere that can showcase it? trying to use this piece in such a small area makes everything else lose its appeal, it has to fight to be seen. For sure move the sofa where it faces the fireplace, or set at an angle facing where you hv the TV set to be mounted. If you can, leave the chair in the same area, use the table the TV is sitting on as a coffee table for both. The way that makes the space work is the way you need it.

Its not clear what the wall opposite fireplace is like. Its not clear what wall behind existing sofa is like. Floor plan is showing ceiling structure and that is confusing for a "pure" furniture floor plan. Requesting more information to give you input.
