Need urgent help with floor plan!

Hi guys, we are designing a new home and are stuck with how to fix the master bedroom w/ensuite so that we maximize space and reduce the excessively long hallway between entry door and bedroom. Is there a better way to achieve the same results? We have flexibility to move walls if necessary but need a fresh pair of eyes to better organize pantry, master bath, bedroom, and walk in closet... HELP!

I hate to be the guy who has to build that house following this plans. With that said, you have a small bedroom, there is not much room to move anything except making a pantry closet smaller push the bathroom and add a few extra feet to your bedroom to make it a bit more spacious.

Sorry I meant to post this here!

based on some other suggestions from another forum we have come up with this!

We have flipped the bathroom to the other side of the room and combined it with an L shaped passageway wardrobe (walkway in Orange) the bathroom dimensions are the same and we put a sliding door on both the wardrobe and bathroom entrances. How does it look now? Is there anything else you would suggest for improvements? Any glaring red flags or problems? Our biggest issue with the previous design was the crazy long hallway before we got to our bed so at least that is gone!

This is a really awkward space! What about trying to build a unit into the corner which seems to be dead space. This could house the television and other bits like dvr,amp etc. The unit could then extend out towards the door in length and in height either up to the start of the window or up to the start of the blinds. I would suggest drawers for toy storage and books above. In this way you leave the windows clear for light plus it looks like you have a pull down screen so the tv would be out of the way of that. This arrangement would also hide all those wires and cables! Ikea have some good examples of storage which you could adapt or copy, such as Besta which illustrates the extended toy storage. http://www.ikea.com/gb/en/catalog/products/S39927155/

Cannot see photos very well. Looks like a wood floor, wood table, beige walls, beige drapes,white cabinets, white counter top, black bar stools and black chairs (some fabric and some black wood).. Cannot see chairs well enough to make suggestions. Cannot see blinds nor "slats" well enough to make suggestions. A white ceiling might make it seem higher. Tulip art is colorful and fun, I'd hang it in the entry or living room.

Hello Marcelle, I am an interior designer . I can tell you a simple inexpensive way to change the look of your kitchen. Looking at the photo you sent the different cabinet heights , and all the objects on the stove wall are very busy . Your modern house is wanting a cleaner , simple look. I would lower the small cabinets so that the top is at the same height as the others in the room. And put doors on , that will hide the clutter. Next I would do a tile backsplash above the stove , up to the same height. The whole kitchen will be pulled together by the continuous top line. There is a small light wood cabinet with baskets in the foreground . I would paint it white , or the same dark accent color of the cabinets you have. I don't think you would need to change the beams then , they would add interest and drama once everything else was subdued. Lisa

I love your post, there is a blueprint and you are giving out details and whishes witch is making it easier for all of us to help you and your family. This floorplans reminds me a bit about my uncles house. here are some of my thoughs witch you may/or may not use. I am not sure about the NSEV directions which have a major influence in building a house. Parenting so many kids also influence the house and the lifestyle in the home. I would maybe add, or rebuild an ancle to the house prevent from wind on the terrace. Commidded as you sound i would go all in with all of your wishes. I think a big master bathroom is needed to be used as a place to relax with so much to look after. I dont now if your coing to use the door in the lundry room or in the pantry most. I thinks its best to have your garrage entry close to the pantry and kitchen. A open kitchen is also a big decision when you have so many young kids. I would maybe add a breakfast area in the kitchen. SOme other things to consider is maybe the entry and the long hall way. I think you and your family might be a bit tired of the loong hallway. if possible i would switch the entry and the office. to make the entry in to the livingroom, if le librarry is going to be used as a familyroom. A toilet should always be placed near an entry to the house. And an extra toilet is only for u to clean along the way.... I you are looking to expad the family i would maybe build a playroom in the middle of all the kids rooms. At my uncle ealier house theay had a combined office space, guest room, playroom to combind a space for all of the children and their friends to be in. As far as going to design in your home can also maybe influence the layout. I think wood floors or tiles depend on style. I Personally prefer laminet wood floors in the kitchen and entry, but you are to buy some lovely tiles now a day. Pleace ask for a new blueprint suggestion if you are up for some changes. good luck.

Looks to me like there are five bedrooms and two bathrooms. IMO you need at least one more bathroom.

I would eliminate the pantry. It stinks but the trade off is worth it. Your kitchen looks like you have tons of storage. Create a walk in closet in that pantry space. If that walk in meets your closet needs then eliminate the closet that abuts the foyer. Now you have more closet space and a bigger master. The long hallway no longer feels too narrow because you are utilizing it now for closet and bathroom. The down side to removing bedroom closets is that they were helping to reduce noise from foyer. To me that would be fine since I'm would have people use side door after I went to bed!!!!

Regarding number of bathrooms we have two toilets for the kids (4) and one master toilet for ourselves. Is this not sufficient to tide over a family? There have been a few people mentioning lack of toilets so would love your thoughts.

We thanks the viewer about axing the pantry but that is crucial for our family as we are on a farm and need the extra storage for all the goodies we have

Just wanted to post the most recent plan that incorporates all of the suggestions that I have received from the very helpful people on the Internet!

Changes made:

- added an extra bathroom on far left of the house near kids bedrooms

- changed the toilet/main bathroom to move the shower over to the toilet room so that we could have 2 separate kids showering at a time (without coming into our room - although that remains and option)

- moved the door to the library so that it doesn't look into the toilets/bathroom

- optimised the space in our bedroom by moving walk in closet and bathroom around. This modification even allowed us room for a tub in the bathroom a so thankful for that suggestion! Now we just have to find room in the budget lol

Questions:

- when you walk into a bathroom, do you prefer to walk into a shower (from the door) or into a toilet? What would you prefer visible from the door itself? Logically you are going to use a toilet 9 times out of 10 so you would think that should be there first, but there is something odd about walking past a door and just seeing a toilet there... Thoughts?

- is there enough room in the 2 bathrooms we created by joining the toilet and main bathroom? Dimensions are 3m by 2m (roughly) and with a shower coming out about 1m and the vanity about 550mm, that leaves more or less 1.45m to walk around, surely sufficient?

If there are any other suggestions or thoughts on what you would do if this was your home we would greatly appreciate the feedback. Thanks you all so much in advance!

I don't know you lifestyle, so I am not sure what the library space will be used for. Consider putting the master in the library space. This will allow you to have French doors to the deck, which would be lovely. It seems to be more square footage. Your current master seems to have very little closet space and everything is jammed in. The space where your master is now could be a den for the kids to congregate with their friends when they are teens or just another TV room. You could reclaim the pantry space too. As far as bathrooms... I would keep the guest bathroom next to the office. In the original plan I would eliminate the wall in the other bathroom near the kids' rooms and just put up a traditional 'water closet', essentially a toilet in a closet This will hide toilet from hallway, give privacy and open up the bathroom. Put in two pedestal sinks. My four boys were able to cluster around when they were getting ready for school. Girls can blow dry their hair and put on make up in their rooms. I do not think the extra bathroom in the bedroom area for the kids is necessary.
