Finishing plywood

We are in the process of converting an old school house into a dog training and nursery area. Where we can, we are keeping the original interior wood walls intact but we are using plywood to line where we've done new construction/rework. I'm looking for advice on how to best finish the plywood so that it is easy to wipe down and won't show dirt/grunge from when dogs brush against it, bounce off it, etc. Would a stain with some sort of top coating be best? Going on experience in our house, the stained wood shows less of the grunge than our painted walls. My thoughts were to paint the upper portions that are plywood to match the wood walls but treat the lower halves differently to best avoid having to constantly clean walls. (Third photo shows the existing lower halves of the walls which have some sort of stained chipwood board on them.)
