Timbef floors or in floor heating

I am currently renovating my house which has in slab heating. I was hoping to lay timber floors but have been advised by timber flooring manufacturers that you can't lay any timber products over a heated floor. The only product we have found to be suitable so far is a vinyl plank that looks like timber. Our dilemma is whether to disconnect the floor heating (we have ducted gas also) and lay timber floors for the look we want or compromise and use a vinyl product. Although we are not intending to sell in the next few years we are also thinking about which would have better resale value.

We have come across this with several timber floor suppliers. If you follow their logic you also cannot install it where the sun make hit it (ie. at a door). They claim it cannot take heat yet the sun shining on a floor can achieve a surface temperature of 60-80ºC. The whole thing is ridiculous.

What about timber-look tiles? Not the same I know, but may be a compromise.

Do you want to keep the wood floor? It is rare to see wood floors as garage floors. I've seen homes like this moved onto pour basement slabs (same concept as pile foundation...but with a basement instead of dirt. If you want to keep the wood, then there has to be a way to keep the wood off of the concrete. An 18" crawl space (dirt covered with 6mil poly sheeting or cement) is always an option. The 18" crawl space would have to be cross vented/heated properly. This is for "keeping" the wood. Flooring. I'm not sure what has to be done to remove the wood floor and have the building sit (joists and all) on concrete. Remove the joists and you have plenty of stability problems. You would need to speak with a local architect/building engineer who has some knowledge of what you are trying to do, soil conditions, etc. to get this right. In theory it can be done (we've just landed a small car on a comet...we should be able to put an old building on a cement slab)...I'm wondering about the expense to get it there (excavation + soil stabilization + concrete + piles, etc).

When installing over top of old ceramic/porcelain be aware that you will most likely have to "sink" the old tiles in cement to do this. That means grinding down the tiles a little (rough up the surface) then the self leveling cement is poured and allowed to dry. The new floor is then laid over top. Vinyl is notorious for requiring EXTREMELY flat surface. A ceramic tile rarely has this requirement (grout lines and "high spots" around tile corners give problems). A glue in place tile is also going to have the same problems and the same solution = sinking the tiles in cement. This adds extra costs to the floor. A rigid floor like a cork floating floor can handle a bit more floor deflection than vinyl or laminate planks. If labour in your area is relatively cheap...you could probably have the tile removed and the sanding of the mortar done for the same price as coating in concrete. You will also have the luxury of being able to lay any floor you want once it is done AND you don't have to worry about increasing the floor height. It is possible to sink the ceramic in cement...but is it the most cost effective option? Maybe not.

If you are seeking a truly open feel to the floor plan you have shared, then using one material in the mail living area is the best approach to making this space feel truly open. Using a variety of materials on flooring chops up the space and decreases the visual footprint. I would suggest using wood, tile, or if you are on a tight budget laminated flooring for the living/dining/kitchen. Then use carpet in the more intimate spaces; bedrooms and possibly hallway. Save the tile for the bathrooms.

I love three in ones because if one bulb explodes, you've usually got a fair few backups before you have to completely fix the bulb (but that's just the laziness in me coming out). In my opinion, I don't think you need a demisting mirror because that's what the fan is for in the three in one.

I forgot to mention that you will need to keep the thermal connection between the concrete slab and the room so to be most effective you would instal battens on the concrete slab, pour a grout between the battens and then fix the timber floor boards to the battens.

You will need to resolve the levels somewhere in the home as this will add ~30-50mm in height.

A vinyl product will act as insulator so will reduce the effectiveness of your underfloor heating although it is difficult to quantify the exact amount.
