Comments (2)Hi Geonin, the first thing that I would do is go through your house and de-clutter everything then ensure that everything is spotless and in good condition (pay special attention to the things that you know buyers will look at and things that are touched/handled every day as well as things like appliances and doors - make sure that nothing screams "repair bill"). The second thing to think about is paint and flooring - if your carpet is in good condition have it cleaned otherwise think about replacing it (expensive but poor carpet is seen as a big expense to buyers - particularly if its their first property). Paint your walls a colour that is as light as you can to make your property bigger but remember to tone it in with the carpet and keep your trims neutral (white/black) that will compliment your walls and carpet. Remember lighting and soft furnishings can change the whole look of your home too. During the open house/inspection phase - touches of home will help: smells like fresh perked coffee or baking are always inviting (you can boil some water with a stick of cinnamon and orange slices - just hide the evidence before you leave the house); if your inspections are late in the afternoon, turn on table and floor lamps inside and outdoor lights that'll add warmth....See MoreDo you need tips for staging your home?
Comments (6)I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. Comments (4)Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now. And hopefully after this Im praying I will have enough savings for me and my husband to retire......
