I think a sliding door next to the water heater makes sense, there will a deck outside for the sun. Its a natural walkway to hallway' passed the water heater as well. So its okay for now. I'm not sure about water heaters outside in our area. I do know you can put them in the ceiling.

I can't quite figure an island.

I think instead of trying to use the area next to water heater for a table and chairs. I could do like this island, because of the height of the bench. Like you say move further into living area. I'm hoping this will work.

No matter what, its just a tiny house and I will be forever grateful it's ours.

These houses were designed to look good from the street, regardless of what the orientation was for the Sun. Everything depends on your budget and how far your prepared to go. A friend's house in Queenstown faced the street, the toilet and bathroom had the best view of the lake and the Sun. They got a house removal Coy in, jacked it up put it on the truck drove out and turned it around and reconnected all the services. It then faced the North and West great views and warmth, doubled its value in 3 days!. I replaced my storage water cylinder with a outside gas one, picked up enormous space in our laundry. Another tip is to draw up your "dream" plan, then overlay it over the existing and see what you can really do, your then not influenced by what is already there, and often get a much better insight and removed from the existing. you do not need gas in your area to have gas appliances you can use bottled gas instead.

Hi Emmalou. Just to add a bit. Its a standard build house with truss frames, so load bearing walls may not be a big issue, so you could move a few walls around in stages and also as windows and door frames were standard, you could cut out and move large windows, and board up and put small ones where they were. In Oz like NZ rules are you can put a smaller 1 where a large 1 was, but need a new lintel where you put in a bigger one.
