Comments (2)Very , very nicely done , and clever too ! It looks like you have used the existing windows and joinery , added those white gloss pillar 'covers' to modernise the whole look , and the lattice centre piece not only adds interest , but would also add light around the front door too . It also looks like you have added a garage on the right hand side , all in the same style to tie it all in . Like Courtenay , I love the entrance , although just personally , I would have done the gate in a slightly darker stain -- it looks a bit light ( to me ) in comparison with the shingles , and the painted brick -- especially as the gate will fade , the bricks not so much . Really , my only 'picky' bit . Well , apart from the copy writer , who has a heading about a Hamilton makeover , then talks about Tauranga architects and Tauranga's Fraser Street haha -- a small error , but why ?...See MoreMaximising Natural Light in a Teen Room
Comments (0)An avid reader and a keen photographer I wanted to create a room for this 17yr old teen, that reflected what she loves. As you can see the before image, of the room is not recognizable. There was a small window where the beautiful window seat now resides. The windows were all placed side by side as they came from other parts of the house, to form the corner window look. This room needed as much light as possible being on the south side of the property. Before: After: The wall shelving was put up at the time of the renovation, the floors sanded and new cupboards installed (Terranova Building and Renovation Services). The beams and ceiling were stripped and painted Resene standard white. Before: After: Apart from the wallpapering which I had an installer put up, the rest of the room was painted by myself. The Curtain Lady, (Cambridge) made the window seats. Overall the room is very pleasing to the eye and has a lovely calm feel about it. Natasha the proud owner of this room is very happy in her special space, and now the problem is... is it too nice to leave home now? Comments (0)For this before and after, these clients were interested in maintaining the integrity and character of the home but incorporating modern and traditional finishes. The house featured pressed ceilings in the bedroom, which gave the room a grand appeal. This feature was retained as it was beautiful and kept the character but paired it with a more contemporary bed to modernise the space, and changed the spatial layout. We layered the bed with different colours, textures and patterns to create more interest. The light fitting was replaced with a modern twist on a chandelier. Comments (6)Thank you for your feedback. Personal taste will always impact on how one feels about design, architecture, art, even how food is presented. When renovating to sell this needs to be considered, however one cannot meet everyone’s taste. Your comments and critique are appreciated, especially in regard to the appliances. The client has renovated for sale in the past and this particular location allowed him to be more daring with the design in particular in regard to the staircase. He was positive that he would get the return on investment. We ensured that we picked the points of impact and ensured all other costs were minimized by updating ceiling, wall and flooring finishes with cost effective materials that are aesthetically pleasing and hard wearing. By making necessary repairs and updates, one can improve the property's overall appearance, functionality, and appeal, making it more attractive to a larger pool of potential buyers, as well as being able to set a higher asking price and have more leverage during negotiations with potential buyers.
