Hi there, here's my problem with your existing plan--there's no counter space between the sink and the refrigerator. Where will you prep your meals and where will you place your groceries when putting them away in the fridge? I have three ideas. 1.You could relocate the sink and DW to the peninsula. 2. Forget about the pantry, move the fridge over and gain that counter space. 3. Turn the pantry on it's side and make it 13" deep--it will still be useful. I am attaching a photo of a 13" hutch, but it could easily be a pantry with solid doors. I like that James Buckley suggested that you center the range on the wall--it makes it a focal point and you're not squished in the corner. Good luck and post photos when you're done.

Yes, measurements would help. Thank you aldrea1 for other explanation, though. That helps too. It sounds like you are going into a total gut-job! I love this! Great opportunity for your creativity. Also, it looks like you have a petite sized stove. With total remodel you can upgrade to a standard size range. Is this part of your plan? Are you going to replace any appliances? It would be good for you to keep sink and stove in original locations. It is complicated to move the stove's exhaust fan and the sink's plumbing. Not impossible, but probably $$$$$$$ and a lot of hassle…. So, I would start planning with those items--stove and sink on current walls. Wherever you put your refrigerator, it would be best to be sure side view is hidden. If refrigerator stays in current position, you could make peninsula a little smaller, so wall on the right of kitchen entrance could extend further and hide refrigerator edge----Or, move refrigerator to another location… Not too far from sink and counters, though. That would cause you inconvenience. You want a work triangle with not that many steps in-between. Do you currently have a dishwasher? Or are you planning to add one? Not much creativity in placement of a dishwasher---needs to be near water source and drain.. Are you doing the work yourselves or hiring a contractor?

Make sure you save up enough money for your bond and two weeks rent in advance - most agents usually require this and it's a big hole in your pocket to begin with! I slowly started buying things in the lead up that I knew I would need (plates, utensils, linen, appliances on sale, etc). Try to do most of your shopping around sale times. I stocked up at the boxing day sales and got a lot of stuff for really cheap! Other things I'd urge you to consider are: bedroom window light (ours face an internal common area with night time safety lights right next to them and let in a lot of light), number of bathrooms/schedules of house members, sufficient storage space and (assuming you'll be sharing with others) a clear idea of household duties/who will do what. Remember: it's your first time out of home, it's probably not going to be a dream-come-true kind of house but it's a great experience, so try not to stress too much!
