Steep driveway advice

i Guys,

I'd like some advice on different options for my front yard/garage.


The goal is to:

1. Fence in the front of the house to provide a safe play area for the kids

2. Improve street appeal

3. Improve parking arrangements for cars


Things to know:

1. Existing retaining wall needs to be replaced.

2. We haven't ever parked within the garage - the slope is too steep and my 4x4 doesn't fix between the garage door opening & driveway.

3. At the moment we park at the top of the driveway & on the medium strip.

4. Half of downstairs is legal height (just)... the garage is not (2.2m)

5. Our main bedroom at at the top right of the house (in-front of the existing driveway)

6. We have a budget of < 50k.

7. Retaining wall is 7m long, 2.5m high from driveway to ground height.


Options:

1. Replace retaining wall and build a fence along the boundary. Keep existing drive way and current parking arrangement. See Photos & sketch-up "Current"



2. Move retaining wall to side boundary and fill in driveway. Fence along the boundary with a carport ontop of new fill area. See sketch-up "Option 2". I'm just showing the concept with garage (no plans to make it look like this).




3. Move retaining wall to side boundary and fill in driveway. Make area in-front of the house a garden. Build carport at other end of the property. Fence across the front. See sketch up "option 3"

1. House height is not to scale.

2. Boundary and house position are to scale.

3. Garage is just for scale (its a two car garage)


Thoughts? Apologies for all the lists - that's just how engineers process things :)
