Boring house looking for ideas on how to update
Comments (32)Hi definitely remove the x bars on the deck balustrade. Landscape close to the house so it grounds the house. Trees will make it look less bare. Chose some that work for your area, that are evergreen, and are not going to grow really big. With a really plain house - dark colors will make it look better. Dark Grey, or black with a warm tone so it doesn't have a blue undertone in it. Make sure it is a warm grey or black. Use green foliage around it. Paint out the pergola in the dark grey too or white if you want a different look. Fill in the balustrade where the x is removed with plants in front of those areas. Grow a vine up the pergola that is nice....See MoreNeed help for exterior fixes for log house with an identity crisis :-)
Comments (19)Hi pjfee2...thanks for your ideas. Have to admit I have not given the reno in MT much thought this summer, here!! Actually been finishing our beach house re-build down here and a bit 'reno'd out' to be honest. BUT we head back in just over a month so it’s time I did give it some serious thought, so your comments very much appreciated. Already got builders organized so that’s a start LOL I love the idea of adding stone on the outside to the turret part – but guessing that is as far as the budget would stretch. The siding is in good shape so need to stain it to work. Love the idea of pulling a color from the turret stone to do this. Will get a stone that has some of the log house gingery color in it and then stain the newer part of house a tone of this?? So far I’m sure we will · Rebuild the deck to run across the front of the house and form the roof over the front door entryway · Make the entry way wider and mud room inside bigger · Replace the small window to the bathroom with a door off the deck, matching the French doors. · Replace the tiny window in the turret with a longer one. · Cover turret with schist or stone cladding Not sure about replacing the windows under the deck. Added a picture of them from the inside. This living space is the hardest to figure out how to furnish in this house. It has quite a lot of light from a large window on the left wall - out of this shot - and across the back of the room through a wide door way to the room at the back. Thinking of opening up this wall? And from the inside they seem pretty well balance? Big problem in that room is that there is not a lot of places that we can use to create a sitting area. Need to get a couple of sofas in there and push them around to see what will work. It has 4 doors leading off and as you can see large log posts dotted about!! ANDd a stairwell going down to lower level and garages. Not a lot of space to play with. OK time for another coffee...its 7.30am down here!!...See Moreseprate toilet/powder room redo
Comments (14)We have that exact sink! And a very small powder room stuck in the 80s. Only difference is our door is on a side wall, and there is no window. We're no where near finished, but just ripping down the pink floral and stripey wall paper has made a huge difference (including revealing the toilet is in fact white, not pale pink). We're going to replace the rather unappealing plastic sink with a tiny ceramic one with new taps, and the old plastic cistern with a new colonial style ceramic one, and new seat (keeping the toilet base as it is in good condition, and classic style). Then new paint, and a good clean and regrout to the floor, new light shade, toilet roll holder, storage in one corner and art....See MoreNeed help with "unconconsented" room
Comments (0)Hi, we are currently trying to sell our house that has had a room built that is not on LIM/drawings etc (we were aware of tis when we purchased the house 5 years ago). We had one potential sale fall through due to banks not wanting to lend due to this room, so we contacted a house inspection company who said we needed a 3rd party report and have it added to our property record. We went ahead with this and the report found that "this alteration work predated the implementation the 1991 Building Act and therefore a Third-Party Report (or old Safe & Sanitary report) is sufficient to deal with this unrecorded building work. " and the work done is "safe and sanitary". The also updated the drawings to include the modifications. Thinking we had solved the issue we have just had another bank reject lending due to this room. The council also attached a letter to our property record stating "Council is not obliged to hold such information on file but if it does so, you should be aware that Council’s actions in no way authorise, or give approval of, the work undertaken without consents under the Building Act 2004 or preceding regulation. Furthermore, Council has not inspected any of the work that is described in your application." Which makes it sound like the report is worthless. Does anyone have any insight into what we can do to resolve this issue? Cheers...See Moregeluka
