Renovating Design Dilemma Entry

Who do I need to speak to?

We are planning on placing a front door onto the front of our house, but in order to do that we will need some landscaping and potentially a minor extension put onto the living area as well as a small deck. Does anyone have any suggestions as to the best tradesperson to talk to in relation to this work? E.g. builder, building designer etc?

Any help would be greatly appreciated.

Hi Shane, it sounds like you have some big plans in the pipeline there! Knowing where to begin with renovating can really make your head spin, can't it? have you made a list of your priorities yet? It's worth nutting it all out on paper before contacting the relevent professionals. The first thing to consider is - how do you want to budget for your renovations? are you hoping to do it all in one fell swoop to the bank manager's office or are you hoping to chip away at it as your financial resources allow? Ask yourself Why you want to move your front door. Are there traffic flow issues inside the house or are you hoping to improve the curb appeal? If the overall vision is to improve interior spaces, or the house silhouette itself, contact an architect or building designer, but if you are mostly wanting the house to sit within a fabulous outdoor environment that has a lot of potential, a landscape architect might be your best first port of call. Then again, if you are just looking for some initial input from an over aesthetic perspective, post some more info and photos here and plenty of ideas will come your way :)

As chookchook said in her recommendation about painting, put a drop cloth on the floor. Get a very safe ladder. remove the lightbulbs, and cover the outlets. Turn off the electricity to the chandelier. Then spray it with a mild cleaner (I use one I found at Target that's basically water with vinegar, until it's dripping wet. Start at the bottom and work your way up, so you don't have dirty spray dripping on the bottom of the chandelier.Work your way up and down until the dripping spray is clean. The chandelier may be gorgeous and expensive, but it seems totally out of place in the architecture of the room--more at home in a chalet than a sunny room with a window wall. I would probably try to find a way to get it removed, and sell it to someone who appreciated it better than I.

Thanks everyone for the warnings. Honestly I had not thought that could be possible so just in case I'll gear up with a mask to avoid inhaling any of it. I will still need to remove it, but from what I read the problem with asbestos is if you sand it and make it into breathable particles, so ripping it out should be ok. I've looked up in youtubr and there seems to be a tool called mastic remover that you can put on your floor sander and it would scratch the surface removing any of that stuff.

I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. I read about a lady who decluttered her home, had it professionally cleaned (build clean, or bond clean) and had a professional styler do her home and she realised just how nice it could be and decided not to sell. :) ta

Here's a couple of ideas that work really well as alternatives to a walk in pantry. They integrate into your wall cabinetry, allowing you to keep central spaces open and free flowing. Using drawers to create a pantry as Esselai suggests. Check out how Harn Triomax soft close drawers are used in just this way. Availble in classic white or metallic grey. Two front to back depth options - 500mm and 5500mm. And 8 drawer width options from 450mm to 1200mm. Alternatively, there are a number of quality pull out pantry options in the German designed and made Vauth-Sagel range. Some are installed with fixed fronts to match your cabinetry, and others are installed behind hinged doors. See below (from top to bottom) the VSA model, DUSA model and HSA model. These all come in a variety of width options and specs, from chromed wire shelves to sold bases with glass panelling.
