guidance on renovation

Hi guys,

We’re in the process of scoping up our house renovation. As part of the renovation, we will reconfigure internal layout:
1. Change existing lounge room to 3rd bedroom
2. Relocate bathroom and laundry
3. Relocate kitchen
4. Enclose existing sunroom
5. Demolish old bathroom, laundry to make way for new living room. We’re looking at adding steel framed glass roof (as shown in second last photo), connecting glass doors and extended side windows (as shown in the last picture).

Has anyone gone through similar journey? Any trade/supplier recommendation (including builders, structural engineer, draftsman), suggestions and price guidance would be highly appreciated!

Which state of Australia are you in? This may help for recommendations. No use giving Melbourne names if you are in Adelaide.

Organise a brief of what you are wishing to achieve.

Include the budget, put this as your dot point number 1!

Leave enough funding to renovate and repair the existing structure and utilities.

This can be a trap for many as they get focussed on the new works and forget to address the maintenance works first.

Find a local building designer, architect or draftsman. Your existing floor plan looks pretty common so a local designer would have done plenty of these and also know the council requirements.

    Hi guys,

A few questions relating to skylights & windows:

I’m planning to install 6 skylights and a big colonial style window on the roof, 3 of these skylights are large (1.2m*3m).
Do I better off just replace the whole roof and build in these skylights in process given the cost of modifying existing roof to cater for the skylights?
Has anyone done similar things before?
What is the most cost effective way?
Do you have recommendation for window suppliers?
