Ok! Red and white then. This is kind of a neat room, but you do have a lot of furniture. So, my first thought is to move the furniture around a little bit to give you more functional space. The desk is really neat, but it is meant for a corner. Since you have the door to outside, one of your typical bedroom corners is missing. Let's consider if we can take the return that makes the desk an L off for now and put it in the garage / storage. It just doesn't work well for you here. It also seems that you need more storage by the desk. I would like to see the tall bookcase in the corner by the dresser where you have the short bookcase - that gives some height to that part of the room instead of having all the tall visual things in one place. Then, is there room to turn your bed onto the end wall and put both nightstands on either side? You may even be able to center the desk under the window so you can still look out, and put the short bookcase just to the right of the desk. If when you turn the bed, the desk doesn't fit where it is, then put it on the entry wall in front of the window left of the sliding door, and put the small bookcase at the left end facing the door when you walk in. You can swag back the curtains here to the left - and I have new curtain recommendations coming. Let someone else use the little green tiffany lamp for now - great in a bathroom! Center your dresser and mirror on the wall it is on now and add even rows of 3m command hooks (i like the silver ones) running up the wall on either side of the mirror and put your hats on them. Now for decor ideas. Use these on both sides of your window, two pulled together to the left on your door. Then, add an off- white comforter cover - called a duvet - this can be taken off and washed / bleached so it will be fine that it is white and you'll put your existing red spread folded in thirds at the bottom of the bed. With the duvet, you will get shams for your main pillows. Now you will need a bedskirt, but if you use a print here, it will add a lot of interest and we can make accent pillows that match to make your bed look very chic. I went looking for a red fabric with a small off-white print (you might find a red and white striped bedskirt with the red of your bedcover throw) , or buy some fabric and take it to the local tailor and they will make you one - here is a good fabric example. The red needs to be dark like your bedcover, but have a little white. Tell them you want a tailored skirt, not a ruffle - 2 yards would be enough to make a bedskirt and a pillow sham or decorative pillow bolster for your bed. You can test sw rookwood red - match it to your red bedspread. Definitely don't do the whole room - it will feel too busy. Take the cork/ pin board and mask it off, then paint that frame red. Put it over the little bookcase. I'm going to suggest you and your mom go shopping for a headboard for your bed - sometimes craigslist has some terrific finds. Something solid against the stencil wall would be best instead of another open pattern. Paint the headboard the same dark red you use for your stencils. It might take you a while to get everything the way you like it. Be patient and work on this with your parents help and advice. Hi anne, that's what I was originally thinking, my issue is what colour I use for the 'pop' :) I keep coming back to a teal/turquoise colour (it's one of my favourite colours!!), I love blues, purples, teal/turquoise - many on here have suggested yellow but I'm really not sure about it. Here in New Zealand we're in Autumn, nearing Winter so uncertain about the yellow. I found these cushions that I've fallen in love it, and wondering how I could make these work.. do I try teal and mustard together, as an interior designer suggested?

Unless buying custom manufactured wood cabinets, you are buying a series of boxes. A 100k euro kitchen installation of an Italian kitchen is one example from my portfolio. Differences are found in the hardware, the door/drawer pulls, weight of doors and exterior finishes. It is about the design, first. In our region, you can knock off 1200-2000 just be sticking with a full depth fridge--but it is design that will make it possible to install full depth and get a counter depth effect. In the Garden Oaks Fine Accommodation residential display suite I needed to prove that a high-end design can be executed for less. Again, it is design that does the trick. The owner of the kitchen above loves the pendants over the breakfast counter. I did not have the heart to reveal the price--$19 each. That owner likes/needs bling so the 14k euro chandeliers (2) in the foyer are a feature. But we get more comments on our pendants--because they are integral to the overall design. Real estate agents have pegged this kitchen at anywhere from 45-75k. It cost under 30k. DYI projects offer the opportunity to take the time that you might not otherwise allow to a designer (hence our need to come equipped with knowledge, contacts and suppliers that augment our services). I recommend drawing from images (Houzz is great for that) to start, then researching suppliers, collecting specs, and developing a document that covers all aspects of the kitchen from lifestyle needs to style to comparisons of product reviews. Whittle it down to an instruction for purchase and installation. Consider challenges such as the dreadful corner cabinet turntable and splurge on solutions that make your design truly functional. You'll appreciate the expense that delivers practical functionality. There are remarkable solutions for the corner cabinet--but my fav is to determine whether that space can become storage (cabinet or drawers) in an adjoining room. When not practical, articulated pull-out stainless shelves are functional--and cool. Undermounted sinks are great for clean-line counters. Well placed recessed lighting (design again) eliminates the need for other fixtures--and allows you free rein to purchase for focal point impact or (my preference) to fit seamlesly into the overall look. Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . Almost all have mortgages , and the more valuable ones also have floating charges , but I doubt I am classed as a risky borrower . Tenders close on this place in just under a month , but as it is technically not livable ( a couple of walls have been taken out and additions started -- they have closed it in with building paper and ply and wrap ) , I cannot get a mortgage , even though my intention is make it better , spend up to $1.5mil , and live there for at least 15 years ( I will have turned 70 by then haha ) . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete .
