Depends on the roughness of the bricks and the amount of recess in your mortar joints. Normally rendering is the most expensive as it is the most labour intensive, especially if you need scaffolding to safely reach a first floor. Bagging is second most expensive, as most bagged finishes are then painted. Painted bricks are next, but the cheapest is to live with the bricks, clean them with a high pressure hose and spend the money you save from rendering on other aspects of your exterior, such as landscaping and painting window frames and trim.

Whether you go render, bagging or painted finish they all need more maintenance (and repainting down the track) than traditional face brick. Staining from pollution in rainwater is also a problem with rendered homes.

Many homes from the 1960s and 1970s were designed for the bricks to be a feature, and when they are suffocated by a thick coat of render the character of the house is destroyed. Many new homes today are rendered to disguise lightweight construction and poor brick workmanship, so think really hard if you want to match the look of the poor construction of today's homes.

We are US citizens who have permanently relocated to New Zealand. We love this country and intend to grow old here. Our only complaint is the state of housing here - it is extremely expensive, the quality is poor, energy efficiency and warmth are rare and the designs on offer do not fit with our slightly traditional American sensibilities. There is also the added problem that I am a little bit allergic to most things that are found in modern home construction - so I really need a "healthy home". I am a fan of the "not too big" approach to design. We are not after a "McMansion", in fact we would like the smallest possible home, while still giving myself, my husband and our growing son the spaces we need. What I do want is a bit of character, natural light and architectural variety, but it must also be efficient, comfortable, healthy and most of all affordable. A building plot here will cost us about what a middle class family in the US would spend on a fully finished house, so it doesn't leave much for conventional building. So what I am trying to find out is, are there any companies (either in NZ or, if not, some place that would ship to NZ) that can offer us a turn-key home that meets our needs and can be finished for around $150k NZD + land? Thanks.

Get the professional sander guys in to repair the living areas and kitchen but don't go too dark with the stain as it will kill the lovely grain in the matai. I'm thinking a couple of tones richer than the timber knots showing in your photo, definitely no yellow tone at all. In NZ stepping on to carpet especially in a kiwi winter is so much nicer than a cold floor board shock!!! A nice area rug for the lounge and you're done.
