Comments (0)Hi, we are in the very early stages of planning our first build and would appreciate any feedback or comments on the initial floorplan from our architects. We are generally pleased with the layout although would like the living dining to be more open (possibly extend to create a little bit more space off the living area behind the garage and move the fire in here...at present the fire divides the dining and lounge). Also we think the pool should be moved out a bit more so we don't walk straight out the door into the pool fence. Anything else you can see being problematic? Comments (5)Provided there is 1200mm clear between the breakfast bar and the opposite bench then by rights, you should have ample room and if that's the case, I think I would opt for the design with the kitchen on the eastern side. My reason; you get a much greater feeling of open plan by having the dining and lounge on the North/South plane. I like the large WIP in this one - on paper at least. The second plan somehow feels wrong. I personally don't like the idea of having the breakfast bar being located in the lounge. If it were me though, I would ask for a 3D CAD plan of both kitchens [to walk through on the computer] before making up my mind on which one to opt for as it gives you a much clearer vision of what the finished kitchen will be like rather than looking at a flat plan....See MoreLiving Room Interior Design & furniture setup ideas
Comments (2)Hello Rispah. Depending on how much seating you need, I'm assuming 2 x 3 seater sofas would be enough. I would consider the below layout. This option keeps the traffic from in and out of the exterior doors completely clear and creates a nice intimate setting for the living but still being open to the kitchen for social interaction. Alternatively you could have the sofas facing each other with one sofa backing to the kitchen which would be a more formal approach and encourage the view from outside those doors.
