Help with the Lounge/Dining Floor Plan?
Hi All,
I’m looking for some ideas for the layout of my lounge dining area. The first photo is taken from the kitchen area. There are 2 windows and the original plan was to place the TV in between. Problems: it’s a tight space if I place lounge and dining as drawn it will be hard to walk through when people are sitting at the table. Any and all alternative ideas are very welcome. Just can see this floor plan working. Much thanks in advance.

4 years agoI would first be checking the scale of the furniture in your plan. The grand piano and sofas look oversized, and the dining table and chairs look undersized. Measure up your furniture and get your designer to draw it to scale, and not to be lazy and use standard template furniture. A 3-seater Ikea sofa is a lot smaller than a 3-seater Moran Chesterfield so get your furniture on your plan matched to reality. Do you already own all of this furniture? You don't have a lot of options due to the number of doorways and openings.
If you really have a grand piano that size I would be putting it at the other end of that room, making use of the space under the stairs, and getting it away from the window. Then make the area where the grand piano is currently located in your dining area, which will have a more formal feel for your ten-seater dining table.

Your island bench looks like it is wide enough for bar stools, and by moving the dining table out of this room it gives you the scope to space the sofas better, and have enough room to walk through to the sliding doors without weaving around furniture.

Comments (7)I would place the sofa facing the fireplace either with access to what's behind the draperies or not, and put the tv where the chair is--roughly. On the far end I'd arrange a small conversation/reading/activity area. IE:2 chairs, a table and a lamp or a small activity table with a hanging lamp. Comments (1)Your lounge looks like it receives a lot of sun so you might like navy, turquoise, or emerald green for the room. Whatever color you pick, leave the valances (?) above the windows close to the color of your air conditioner, so it won't be too obvious. Use lamps and update the ceiling fixtures. Bamboo blinds might look fun on the windows. Look to the kitchen floor for paint colors in there. It appears the range hood is way too high to be effective. Comments (4)my suggestions has the central entry and a small study off the living room...(twin desks provides more counter and wall storage and avoids sitting face to the wall) there's a generous laundry mudroom with direct external access, a bathroom with separate powder room, more space in the master suite with the window offsett for furniture and more privacy from views across the courtyard and reversing the wiw and ens allows for morning sun in the shower and the wiw creates a sound barrier against the guest room.. adding furniture helps suggest room sizes and there's various setdown spaces and extra storage throughout the house ...luckily there's plenty of room for more than minimum offsets to create a garden, alfresco, courtyard, screened spa room, entry, kitchen and laundry porches, garden sheds and drying areas and careful choice of building sizes allows for a neat gable roof with the extended eaves and a hip roof over bed 3 keeps the whole roof simple and economical to build...See MoreFloor plan improvement - need storage! Comments (1)Hi Mandamaree, You are fairly limited in space and in the size of the bedrooms to introduce what you request without compromising these spaces and future expansions to the house. The lounge too is a bit of a thoroughfare in the current layout. However, a few suggestions to ponder. Ensuite to B1, this could be just a 1m wide x 2.7m long space either along the wall to bedroom 2 or expand the wardrobe to 1m wide and re build a 600mm int. depth W/R along the B2 wall. If you used the existing wardrobe for the ensuite though, B3 would have no robe, but if it is to be a study, this may not be a concern. Alternatively, you could build in the space where the back door is and incorporate a toilet beside the laundry. Put the back door in the laundry. The toilet could be either beside the bathroom or B2. You could also economise by not having two accesses to the back corridor. (one from the living room and one from the kitchen) If you are looking at renovating the kitchen, I'd block off the back hall access opening and build a full wall of bench and joinery along that wall and either make an opening in the wall between the kitchen and living room or open it all up, except the back 600-700mm portion at the end of the joinery. If you remove the wall between the kitchen and living - might need a beam to replace it, then I'd extend the peninsular bench between the dining and kitchen, making sure it does not make the dining too small. You should have a minimum of 1200mm between kitchen benches so 2560 is good for this. You can butt the dining table upto the peninsular and still have 5 people seated around the table rather than have a breakfast bar. The space is too tight for a bar. Storage - always a drama in these older homes. Work high level units into the laundry and if possible, the bathroom. If you can afford to lose a few mm from the living room, make B2 robe the proper 600mm deep and include the old fireplace area too. As it is only a guest room, make part of that for the storage you need, i.e, suitcases, boxes of 'stuff' etc. The robe in B2 should be no less than 1200mm long to future proof this as a kids room or for rental. 4 years agolast modified: 4 years agoas usual i focussed on the plans and didn't see the photos!! but the plans don't show the lengths of the rooms and short walls so my suggestion have to be based on estimated sizes of the rooms and assuming the kitchen, dining and lounge is about 9m long and the music room about 7m, including the space under the stairs, i've shown sizes of the furniture used so you can compare with what you already have or might buy

mark out my suggested sized furniture on the floor leaving about 90cm on either side of the dining table to walk between the table and the island and table and the lounge and see how it feels...the spaces should be Ok with carefully selected furniture,
keep in mind that i've included big lounges (2100mm long)and smaller couches would save some spaceDiana P

...could be good for a crowd for buffet style entertaining ...but the first central TV position may feel better with the open space between the two lounges but but perhaps the corner location makes the TV too much of a focal point when you walk into the room
it's easy to rearrange furniture to suit different occasions and numbers of guests and it woudl be such a shame if the arrangements of your lovely new rooms were governed by the TVDiana P
