Our architect said no...

We are looking to renovate our kitchen.

We want to smash the wall between our kitchen and laundry to create a larger room better suited to entertaining guests.

The plans below show our current kitchen and laundry followed by our ideal kitchen plan (which has been rejected by our architect).

You will notice that we have relocated the back door. Ideally we would like island seating or a breakfast bar, a double fridge, and lots of storage space for kitchen and laundry requirements.

Please help, any ideas would be most welcome - we are quite stuck.

Why did the architect say No ? I wonder if it was load bearing walls or similar -- assuming you aren't altering the window placement , it looks like you are removing 2 internal walls and that stepped in part of the external wall ?

If that is the problem , maybe talk to the architect , and an engineer ,and even the council , about compromises -- maybe they will 'let' you remove 1 or both internal walls , and maybe a rejig of the overall design will fit everything ?

If the architect says No because he doesn't like the design ( you are the client after all ) and/or wants you to spend more money , change architects ?

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. I read about a lady who decluttered her home, had it professionally cleaned (build clean, or bond clean) and had a professional styler do her home and she realised just how nice it could be and decided not to sell. :) ta

I would clean up first. Especially the stuff growing in the paving. Then get gardening with pot plants and start experimenting with different plants and the positions. See what you like and if you can keep it alive! Our house has the sun setting over the back fence and we've done a few inexpensive things to reduce that issue (most expensive were outdoor blinds around the verandah) but for most of the year we just don't want to be out there. It is hard work to keep the plants going in summer, there is a lot of sand due to the difficulty in keeping lawn alive and it is just bloody hot. So, that's why I'm saying clean up, start gardening small and see how you go before committing to structures that might not address the real issues you have with the yard. Just my 2 cents! :)

Best location for kitchen sink?

I have your setup #1 and it works well, we do drip a bit of water on the floor between sink and dishwasher, but you learn not to!! Also it gives a full clear bench on the peninsular for eating, setting out, or working or whatever. Your kitchen is slightly narrower, from memory ours is 1.6M not 1.3 as you have yours, Our peninsular has a circular end which has actually proved very beneficial for sitting round, and seats up to 5, meaning you are not sitting in a long line, but facing each other round the end, - I love it, it is a real gathering point. The outer side of the peninsular curves in to the centre, then flows out to make the circular ending, so its not protruding into the kitchen but into the other side, sorry I don't think I can add a sketch to this.

I agree with pottsy99. It would be useful to include the architect’s reasoning to help us move forward.

We were told that the walking spaces would be too narrow and, thus, impractical. We would love to hear any ideas for a way that we can still incorporate seating into our kitchen without creating a cramped space. Perhaps a U-shaped kitchen might work better than having an island?

Our architect said no...
