When installing over top of old ceramic/porcelain be aware that you will most likely have to "sink" the old tiles in cement to do this. That means grinding down the tiles a little (rough up the surface) then the self leveling cement is poured and allowed to dry. The new floor is then laid over top. Vinyl is notorious for requiring EXTREMELY flat surface. A ceramic tile rarely has this requirement (grout lines and "high spots" around tile corners give problems). A glue in place tile is also going to have the same problems and the same solution = sinking the tiles in cement. This adds extra costs to the floor. A rigid floor like a cork floating floor can handle a bit more floor deflection than vinyl or laminate planks. If labour in your area is relatively cheap...you could probably have the tile removed and the sanding of the mortar done for the same price as coating in concrete. You will also have the luxury of being able to lay any floor you want once it is done AND you don't have to worry about increasing the floor height. It is possible to sink the ceramic in cement...but is it the most cost effective option? Maybe not.

I love your post, there is a blueprint and you are giving out details and whishes witch is making it easier for all of us to help you and your family. This floorplans reminds me a bit about my uncles house. here are some of my thoughs witch you may/or may not use. I am not sure about the NSEV directions which have a major influence in building a house. Parenting so many kids also influence the house and the lifestyle in the home. I would maybe add, or rebuild an ancle to the house prevent from wind on the terrace. Commidded as you sound i would go all in with all of your wishes. I think a big master bathroom is needed to be used as a place to relax with so much to look after. I dont now if your coing to use the door in the lundry room or in the pantry most. I thinks its best to have your garrage entry close to the pantry and kitchen. A open kitchen is also a big decision when you have so many young kids. I would maybe add a breakfast area in the kitchen. SOme other things to consider is maybe the entry and the long hall way. I think you and your family might be a bit tired of the loong hallway. if possible i would switch the entry and the office. to make the entry in to the livingroom, if le librarry is going to be used as a familyroom. A toilet should always be placed near an entry to the house. And an extra toilet is only for u to clean along the way.... I you are looking to expad the family i would maybe build a playroom in the middle of all the kids rooms. At my uncle ealier house theay had a combined office space, guest room, playroom to combind a space for all of the children and their friends to be in. As far as going to design in your home can also maybe influence the layout. I think wood floors or tiles depend on style. I Personally prefer laminet wood floors in the kitchen and entry, but you are to buy some lovely tiles now a day. Pleace ask for a new blueprint suggestion if you are up for some changes. good luck.

Beauty and practicality; Mmmmmm ..... When it is something that you love .... real wooden floors. Now vinyl just gets dirty , Ply looses it functionality, real wood however gains a patina. You want that. People pay thousands of dollars for that. Go with the most genuine example that you can afford of what you love. Factor in your budget and add to it, an area at a time and be pleased that your life gives character to it every day. By analogy; A mahogany french polished table will just give you a nervous break down every time someone doesn't use a coaster ... a hardwood table can be replenished over and over with hard wearing protective surface .... which you can repair. If you love it, if it adds genuine warmth and character, you won't mind maintenance. You won't be saying ...." look at this floor , isn't it amazing? It looks just like the real thing?"

I have been searching for flooring for my new build. I am not tiling any of my floors and have decided to put vinyl in the bathrooms as this is the only material that I read is waterproof. Has anyone found this to be true for vinyl planking of the ‘click’ fit variety. Can anyone recommend which manufacturers to look at in particular? There are so many out there. Thanks
