Renovating Design Dilemma Kitchens

From day 1 of since purchasing our home, we have had plans to renovate. Now that day has come! We have 6 months before it'll all be too hard, so really need to get a move on now! We will be putting in a new kitchen, new bathroom, new laundry, new flooring, and for a better layout overall will be moving some walls and doorways in the main living areas. Our main hate is the hexagonal raised dining room in the middle of the floor plan. Without disclosing the ideas we already have, I'd like to hear others thoughts and ideas on the floor plan changes, flooring style, and styles and designs for the kitchen, bathroom and laundry. Perhaps you did a renovation to a similar room recently? Maybe you think of something we haven't yet... Any suggestions would be much appreciated!

It certainly has potential. I’m guessing you are counting down to a new arrival. The raised dining area is certainly different. I know you didn’t want to prejudice ideas but we need to know the basics of what you need and for how many people. Eg 4 beds, two bath, two separate living. Do you need a study? Do you want to maintain a separate dining?

I understand wanting to keep the views from as many rooms as possible. However, how much time is spent in the bedrooms? And is the view visible the majority of time one spends in the bedroom? Consider that the most restful, secure sleep is obtained when the bed is placed opposite the entry door. That is not possible in any of your current bedroom layouts. Perhaps you should consider single solid glass French doors or windows flanking the beds opposite the doors rather than the large windows you show on the plan. Choice of doors or windows would be based on accessibility to a deck. I assume bedroom 1 and the office/bedroom have built-in bunk beds. I think the deck between the family and bedroom 3 seems inaccessible and a bit of a waste, and I wonder how one gets outside from the kitchen with the trash, etc. Do you have no plans to garage the vehicles?

Thanks Mel. We'll see what we can do to make the rumpus enclosed - it's probably more of a "man cave" at the moment :) Grandad had a dining table in his current place (which is bigger) and got rid of it because he never used it. He also wants more bench space than he currently has. So, this was a deliberate choice rather than a compromise due to lack of space. You've reminded me now that someone did warn us earlier in the design process about the back and forth between wardrobe and bathroom becoming annoying over time. We don't currently have an en suite so it feels wonderfully convenient for us by comparison. However, that feeling will change if we realise it could have been even better. We did have the en suite off the wardrobe in some designs but have been warned this can lead to dampness in your clothes no matter how well ventilated the bathroom is (especially in Auckland's humidity). Would love to hear people's experiences of this configuration - good and bad. On top of that, there are lovely private bush views to the south so we've tried to make the most of those.

Thanks for your comments everyone. We've taken your advice (Luke and NH) and changed the island to a rectangle (1200 x 3000). We lose one breakfast bar seat but gain storage and dining room space plus it shortens the distances from the island to the cooktops. It also removes the need for a corner carousel. We're much happier with this result. Dairy_maid, we've done what you suggested and walked through some common tasks. Overall it works reasonably well although we may keep some coffee spoons and butter knives in the scullery drawers for morning toast and coffee. We've also invested in a "silent" rangehood which has the motor on the outside of the house behind the fridge and we've upgraded the scullery sink to one that is 600 x 400 (internal size). Fabrication starts tomorrow. Woohoo. Once again, thanks so much for taking the time to respond. The design has been significantly improved with your input.

Kitchen Design around a Classic Country Cooker

Blessing or a curse? We're lucky enough to be gifted an awesome Falcon stove that we are using in our kitchen renovation, but we are in need of color and design advice for our cabinets, counter tops and floors. We want to keep a clean contemporary country feel about the design in the limited space we have. The color of the cooker is cream and the range hood (also gifted) is black. I've attached photos of the 110cm stove as well as the 110cm rangehood and a very basic idea of the floor plan showing the spot where the stove is going to be. Any help, suggestions or advice on cabinet and wall colors and materials for the benchtop and floor is welcomed. Pictures or drawings of your thoughts are much appreciated as visuals are helpful to me.

Sorry, I should clarify. We are not changing the bedrooms and bathrooms layout at all. Only the living, kitchen, dining and family layout. We need a designated tv room and a large kitchen with bench seating. We'd like a study space with a desk but a separate room isn't necessary.

unless you already have a plumber, electrician and builder with a dedicated team of carpenters, cabinets makers, tilers, concretors, waterproofers, painters and every one else i've forgotten six months isn't enough time to do more than repair any leaks and maybe remove all the decorative trimming, patch, repaint (ignore floor covering) and add some new light fittings and curtains (removing the raised floor and rearranging walls needs far more time) but, if you were to spend the next six months planning and researching the fine details like, kitchen cabinets, tiles, taps, appliances etc etc and find a builder ready to take over such a big job when there's more time to do the work you will achieve a much better result ..removing walls and floors has the potential to uncover major problems that can't be hurried and i wouldn't consider doing everything at once with a such a tight deadline but my suggestion include a new kitchen and family room with a separate lounge study

but, as your plans are difficult to read, my plan doesn't include dimensions but does show where the old walls and raised floor need to be removed but anyone accepting this job will need to make their own assessment of the structural restrictions of the living areas let alone the changes you want to bath and laundry but once achieved this new floorplan should make a much more comfortable home
