Beautiful windows to make a once deck area feel great as enclosed roo

Hello. Unfortunately our plan of having a first floor addition has been knocked back by council. They’ve suggested a rear extension. My husband is devastated as this means his beautiful second story deck will be Demo’d and be replaced by an enclosed dining room.

I suggested to have windows along all three walls hat he could open to let the breeze in and see the view. I do not want floor to ceiling windows but have the windows start at about chest height (I’m worried about safety as we have young family members) but can open nicely to let in the breeze and sun. Any ideas of what these windows could be? And how to best put privacy screens up ie shutters or curtains etc. thanks in advance!

ps I have a feeling a staircase will be on one of the ends of the rooms to access the room below which won’t be an issue since I want the windows to start chest height but thought I should throw that in!

it was kind of an unrelated question re matching ceilings Which is now redundant as it was a question pertaining to the old floor plan. If we keep our current floor plan, we don’t need to match the ceilings as we no longer have the combined dining living - theyre now separated by the kitchen.

The deck on the floor plan is now to be knocked down and turned into a dining room. Haven’t got a floor plan for that since we just got the news from council. Trying to warm my husband to it. Otherwise he wants to move!

I’m wanting the wall to be weatherboard under the windows to match our weatherboard living room. We have a nice view from the deck hence to keep that going in the new dining room w these windows.

this is advice from council. The deck would eventually need to be replaced in the next ten years as it’s an old house so I’m not bothered we would pull it down as we would have to anyway but to be replaced w a new deck. Just looking for advice on type of window rather than any comments on council is. My hubby is doing a lot of dining about it!

Thank you everyone for your comments. We live outside Christchurch, and the house was badly damaged in the quakes here. The post-quake rebuild process could safely be described as slightly chaotic, and the house company I am using are located some distance away (like on the North Island), which is why discussion with the architect has been - em - less than optimal. The architect threw something at me to get me out of my comfort zone I think and this is what's freaking me out! I think the windows on the east side are to come (no reason for them not being there), and probably a skylight in the kitchen roof. The section of land is narrow and steep, (this is a historic port town and with access from the south (where the view is); there is no parking other than on the street (south). Patricia - the laundry doesn't sit right with me either! Looks a bit like it's been glued on the side of the hosue. And it is too small as it is to store coats, shoes etc. This is the access to the back garden - thus the door (also means muddy boots can be dumped when we come in!). Entering a house through a living room is very common over here, especially where space is at a premium (small section, small house footprint).

I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. You might be able to find the same color and design in floor tile OR opt for a wood floor as another poster suggested.

Sorry I am so late coming to your site - you are an inspiration to all, homeowners and advisers alike. For your planting advice, I suggest you call Merrifield Garden Center to see if they will come out your way. They currently have wonderful garden centers in Merrifield and Fairfax (both in Fairfax County) and a new one in Gainesville, but they may come further south to wherever you reside. (www.MerrifieldGardenCenter.com) Even if they don't send designers to your area, they are worth a trip to see their huge selection for a day of pleasure and inspiration, or to pick up some plants. Most of my clients are in the Fairfax and greater Washington area, but I am currently living out west below Front Royal, VA on the Shenandoah mountainside - wonderful views. cascio.offsite@gmail.com

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

Just attached the floor plan. so the decking will be the new dining room and the third bedroom underneath it.

under the kitchen and bath is actually a wet space not shown in the plans which would be another bathroom in new reno

so we get what we wanted as with original floor plan but we lose the combined living and dining open plan and instead it’s spread out with the kitchen in between. which I am not opposed to as I like to have two separate areas. hubby not as much so I’m trying to help him visualise it and also not get him so disappointed he lost his deck. So just need the name of the windows

you should be able to consider full height glass with a chair rail and opening upper windows and fixed lower panes ..something like this could give the more open feeling that your husband might like
