Thanks OKLouise..Was hoping you might chime in !!. I had thought about No 2 option as well but was worried about moving all the plumbing ... Only other thought was a wet room on far wall which could screen off bath & shower together (bit posh maybe ??)

plumbing is as close to perfect locations already and the luxury for your bathroom is the generous space without a toilet and, once the old wall and floor tiles are stripped, there should be no problem making minor adjustments to plumbing that will be disguised by new render and tiles..but, check with the plumber and tiler before buying any new fixtures, as there's always the possibility of unpleasant surprises...a wet room would be OK but i think it makes the separate spaces feel cramped as a glass wall (maybe an extra $1000 or more?) makes the space next to the bath too narrow to stand and dry yourself comfortably, makes towel rail locations awkward and crowds the space between bath and vanity that's ideal for a real bathtime luxury of a chair or stool next to the bath to sit candles and wine (or clothes and bottoms) the wide alcove is ideal for the big shower and, depending on available floor slope, you could try a walk in shower with or without screen or door, consider a back to wall bath and wall hung vanity for the most spacious feeling and the window over the bath with some fancy window film could be a real feature at minimum cost

I see this quite often in client's houses. A bathroom that is dated, and a bit sad, but mostly functional - although your shower door is a worry. You mentioned about resale so I was wondering how far that is away? New bathrooms are expensive due to the number of trades you need and usually everything is stripped back to the studwork to ensure proper plumbing, electrical and waterproofing.

You probably would not recoup the cost of two new bathrooms in the sale figure if it is in the short term so you would be better leaving it as is. If you are looking at selling in 5 to 10 years time then spending $40 to $50k on bathroom and ensuite renovations is probably worthwhile.

But don't do a cheap bathroom renovation and cut corners to save money as it will come back to haunt you when you do sell, and possibly even devalue your home. Bathrooms are heavy use areas and need to be done properly to last. If you have a poorly done renovation that has not aged well then potential new buyers will be thinking about the cost to replace it.

Thanks for all the extra info Dr Retro :: just to let you know we won’t be selling in the near future but we realise that an upgrade is needed. House is on 1 acre and there’s plenty of room for a large family or for ex-farmers & visiting grown up kids & grandies (like us) & Kate there isn’t a powder room ..just a Separate toilet /WC room & a laundry room on the other side of hallway.
OKlouise the spacing on your plan shows how it would cramp everything up & now I’m very happy that I’ve finally braved the forum & asked for ideas ..much appreciated 🌸

I think oklouise plan with bath on the far wall gives you the most space, as well as giving space for towel racks. With a bathroom it's not just about the look. You have to think of the practicalities, especially with kids involved. If you can do the shower with just a sloped floor to the drain, like a wet room, and avoid the glass walls, it makes cleaning so much easier and looks more spacious. Perhaps it is worth considering just having a shower, if the kids are old enough and you are not planning on selling. You could have a really big double shower with a bench. we ditched the bath in our bathroom and haven't missed it at all. We also went for a floating bench vanity with a large mirrored 'medicine cabinet' above for storage, as we didn't need much. If you need the storage a floating cabinet, as suggested, would still increase the feeling of space. And you could also still have the mirrored cabinet above. We found custom and even ready made mirrored cabinets to be very expensive, and eventually found a lovely two door 1930's kitchen wall cabinet at an antique shop for less than $200. We took it apart, cut it down so it was shallower, put it back together, sanded and waxed it then replaced the glass in the doors with mirrors made to size by the local glaziers for about $60 each. It is even more beautiful, copes well with the moist atmosphere, and holds what we need. We love it, and it is a great talking point with guests. And we have a separate toilet too, which we just find so practical.
