Cyn222 I love your drawing of the area I think I might try that one in another spot , I wanted to have an area for a memorial seat, your drawing looks lovely and I think it’ll suit a spot just up the path. It’ll look down over the pond. I'm going to have to work out plan as I learnt that lesson once before. lol. I did wonder about a swing, the large tree sits on the top of a bank, it then goes down about 8 meters. It’s reeeeeally steep. I do like the idea of secret gardens and seats along the tracks. I was tossing up about a waterfall over in the far corner. Since the water flows down a stream and then though the overgrown swamp at the bottom. Gez I wish money grew on trees, lol. Actually I call them ponds but they are really dams on a natural water way. Decoenthusiaste, Thank you, you made a very good point about starting with the ponds and working out. I think you are right. It’ll probably take me awhile to tidy up the area. I’ll also have to check what kind of wild flowers are around as I'm sure there must be some. It would look nice with a bit of colour, I never thought of that. The ground down at the bottom is swampy like wet lands. I also wondered about board walks through it. We are building soon on the land, so this will be the back yard. There is also lot of native bush. Here’s a photo from the side of the pond. I’ll have to get it cleaned up somehow and figure out the best way to improve the water quality. If I start with that 1st, and then do the memorial garden I can then work from there. Lol I’m keen on getting the ashes out of the cupboard. Thanks, you both have given me direction, I appreciate it.

Sorry I am so late coming to your site - you are an inspiration to all, homeowners and advisers alike. For your planting advice, I suggest you call Merrifield Garden Center to see if they will come out your way. They currently have wonderful garden centers in Merrifield and Fairfax (both in Fairfax County) and a new one in Gainesville, but they may come further south to wherever you reside. (www.MerrifieldGardenCenter.com) Even if they don't send designers to your area, they are worth a trip to see their huge selection for a day of pleasure and inspiration, or to pick up some plants. Congratulations on your new home! Now, go cancel that order! Just kidding. Kind of... I really do think, after reading your posts, that you will be happier with the grey couches. Personally, black couches in general seem very bachelor pad (ish). That said, I know there are gorgeous black leather couches available. For a super modern industrial place, maybe. But beach, or that kind of vibe? I am not sure how you would pull that off over the years. Grey or tan (neither are my own favorite decorating colors, but still) would be oh so much better as a neutral for pulling in different color palettes with pillows and art, etc. if you decide to change up through the years... black might make you feel stuck. After reading through what I have written it seems a bit funny, as black is my personal neutral in clothing, jewelry and the like. But as I look around my home there is no black to be seen. Hmmm. In any event, follow your own intuition here, and don't feel like you have to fill the space before your home is even completed. Especially if you are having second thoughts. And remember, this is supposed to be fun for you! When in doubt, leave it out! At least for the time being.

I think your layout is generally good. With a one bedroom it's nice for guests to have access to the ensuite without having to walk through the bedroom. One thing I do notice though is that there is a lot of hallway/storage/circulation space in the center of the building (in the two bedroom portion) that might be better used as living space. You could pretty easily make the ensuite in the one bedroom larger for example. The wash house space seems unnecessarily large to me as well. You could push the wall dividing kitchen from wash house almost all the way back to where the toilet door is in this plan (you'd then have the toilet door open into the wash room to the right from this viewpoint rather than straight ahead). This would leave much more kitchen to porch access, which would be nice.
