How realistic do you think it will be that your parents will confine themselves to that one part of the house. Particularly making their meals independently of the family and living in what is a tiny unit while their extended family are just down the hall? I think your kitchenette in the laundry idea is a waste of time. If you have parents staying they will want to be part of the family and spend time in the normal living areas with you. You will end up with the weirdness of a stove in your laundry for no apparent reason.

The single largest space in that entire house is the garage, which just doesn't seem right to me. Since your block is narrow anyway, I would go with a single car garage and parking space on the driveway in order to give more space to the actual house. It will also prevent the garage from appearing to dominate the entire house facade as well. At the moment all that faces the street is a double car garage and one tiny window. That will look odd from the street.

With a narrower garage you can have decent sized rooms in the front of the house. Move the 4th bedroom to the very front, it is quieter there than backing onto the kitchen (unless you live on a major road). Back the laundry to the kitchen, it makes more sense and it will save you on plumbing costs by concentrating the services in a few area's of the house. Forget about an office, you simply don't have the room.

Try removing the 2nd ensuite as well. I suspect your home will work better with an ensuite in the master and one large family bathroom to service the other three bedrooms. If you must have an ensuite on that 4th bedroom consider a small wetroom with shower head and toilet in it. Not a full bathroom.

A 3x3 is the absolute minimum size to call something a bedroom but it is tight. You will get a double bed and wardrobe in there and barely walking space around the bed.

Agree with the others, instead of the kitchenette in the laundry, you could add a third toilet. Then get rid of the ensuite.

Also look at furniture layout for the front lounge, including tv placement. Might be best to lose the side windows or make them high.

Hi, this is our 2nd design. Is this design better than the first one? As for my kitchen, I always wanted a kitchen island but I think peninsula (on the 1st design) is a lot better on our space. Also, I’m bothered on bedroom 2 which straight off to the dining room (second design). Any tips/recommendations are appreciated. Thanks

You can also add wall clocks in your living room and also use kitchen clocks. It gives your room beauty. You can also add some fancy plants in your lobby. It gives you a positive vibe.

3. is this a new build?
4. rules and regulations? I saw 900 side setback and 3000 rear setback. what about the other side?
5. is there an architect or draftsman helping you?

My question basicly is trying to figure out if you have maximise the site. I saw a lot of small ins and outs. Usually this is aimed to cut some floorspace for regulations. That is why when designing, the first thing we need is to find out the constraints. What is maximum footprint by regulations and what is maximum budget.
Next is to get good orientation and flow. I saw the garage is pushed back behind living room. 1m setback seems to be the rule. but sometimes you can treat those terrace post as front of building, thus gaining 1m by pushing garage forward.
1.5m side setback at the rear seems odd. Unless this is to cut floorspace, it does not do much good. Wider always better than a long narrow room.

BTW 5.5m garage is very very tight. 5.8 usually is the standard. or like suggested, a tandem.

I think there are some serious issues with the layout of your house. Both the living room at the front and the family and dining at the back have circulation needs that restricts furniture placement. I would be good for you to put your furniture into the spaces and see how you will need to move around it. A large amount of the circulation is wasting usable space and you are trying to fit a lot into a reasonably small house, which as Dr Retro mentions, makes the spaces quite pokey. For instance, if this is a tight urban site, which it appears to be restricted in width, why not look at bringing the entrance in part way down the side of the house which would allow much better use of the front room. You can still make a really great feature of your entry down the side and it is cheaper to create that space outside rather than give over precious floor space internally.

I don't think it is ideal to enter either bedroom 1 or 2 directly off the family, dining and kitchen space. Do the occupants of bedroom 2 have walk past the dining and kitchen and up the hallway to use the shower or bath? A bit of a hike. I have worked on tight 10m wide sloping sites in inner city suburbs and there are good solutions that only take a bit of fine tuning to make them great spaces to live in.
