Hi all
Just looking for some advice - we are about to build a family home - it’s a knock down rebuild in Bayside Melbourne
It will be a double story - we need 4 bdr , study, open plan with void over family (45 sq)

We have like a volume builder but need 30% changes to floor plan + worried about all the upgrades we will need to make .

We are also considering custom build to get a plan which meets our need .. but guidance we are getting is that it will turn out a lot more exp

Hoping someone can shed light
