We are building in Melbourne - appreciate feedback.
What we need - 4 Bdr , Void , Study

Things imp to us

  • natural light
  • void over family
  • large kitchen
  • guest bedroom on ground floor

    Wow I hope you can afford live in help.

    1. Void. Why? The west facing windows up will be a nightmare for heat in summer. If the upstairs rumpus is not closed off from void by at least a glass wall then the noise between the two levels will be annoying. Not to mention kids dropping things off edge. In winter the heat from downstairs will be in the void not on your floor to keep your feet warm. Hydronic and underfloor heating will help but at what cost?
    2. Those western windows are also on Downstairs guest room.
    3. Kitchen. Really think about how you cook. Too many steps from cooking into pantry. Really think how you will store and access everything from pantry, and galley, fridge, cooking to table
      , setting table, and then to washing up and putting dishes away. :
      minimise the steps. You can have a big kitchen but it needs to be functional. The laundry access is also through this zone. With no laundry chute is that a good idea?
      When you say a big kitchen how will you use. Work with a kitchen designer to get this right they can talk you through pros and cons of option and how you will use it, which we can’t do in this forum.
    4. Storage. Where will you store suitcases, beach towels, board games etc. spare linen, camping gear, Xmas tree etc.will these be all in bedrooms?
    5. The alfresco seems small for house. What size table will be there, bbq? Outdoor kitchen

    Sorry to be so negative, the house is huge and will look pretty and kids will love their wir and en-suite unless they have to clean them.

    We can’t give specific help with the plans you have posted. We need lot plan and dimensions, and max floor area.

    Guys - would appreciate feedback.. this will be a 50sq home ...
    1. how bad will be the western sun ? we will have double glazed windows. would blinds help

    2. Kitchen - good point - I will take a look.

    3. Laundry - we are considering a laundry chute

    4. Storage - i'm considering have more storage upstairs

    5. Alfresco - actually will mostly get converted to inside the house to make it a living.

    Western sun will be bad. Double glazing doesn’t help much with sun getting in. Best defence is external shade. with the second storey windows in a void you can do motorised blinds just make sure you design for it.

    How many people will be living in the house? You have a lot of bedrooms but the dining area will seat eight at most. Does the guest room really need a WIR?

    This plan looks a lot like a Porter Davis company plan, that is on their website.
    Why don't you design your own plan for the orientation of the block????

    What size is your land?? In square metres.
    What are the build/open space ratio allowances for your land??

    If you get the minor bedrooms to share a bathroom, you will have plenty of room for storage. Do all minor bedroom occupants really need their own bathroom.
    This home really doesn't cover passive solar orientation for your land or sustainability requirements for the environment.

    You have windows on South and Westerly aspects which is not good and lots of small service rooms using up valuable Northerly aspect.
    This is not a great plan at all. You need to consider your block first.
