Looks like you might be a bit uncomfortable with the great post idea of moving your sofa out into the room away from wall. If so, could you accept putting it diagonally from the entrance doorway, across that corner where it is, stopping at the edge of your window? That's a bit of a move outward, still can see the fp and tv, and show off your new rug, which could go diagonally in front of the sofa. Then, if you like that, after a while you could move it on out as Deb K suggests. Sometimes intermediate steps are more doable for us than those big changes.Same with painting; if you could first paint just the fp wall, then later paint other walls...seems some color would really make it more homey. Would you cosider a quite contemporary fixture for the light in the center ceiling? Maybe a bit of red could go there!

Love blue tiles. Depending on how much sun and how hot your pool gets in the summer should dictate what color it is. We live in Arizona, so cool blues work best. Our neighbor has brown tile and a dark pebble tech pool. Looks like a swimming hole and gets really hot - 94% water in the summer. They obviously didn't think it through.

My ex-husband and I had an issue with a large window that looked out over a sidewalk where people were constantly walking by and looking directly into our living room. We solved the problem by using window film that was one-way so we could see out but it was like a mirror if anyone tried to look in. There are other varieties as well. value to you or value when you put your house on the market? it depends on the project. yes, a well maintained driveway and tidy yard will *help* sell a property. elaborate/hard to maintain landscaping won't. many people actually will think 'wow that will take forever/cost a fortune to keep looking like that.' i think more people want easy care as their first priority, and wont pay any extra for an overdone yard. so these days, i'd go all minimalist for resale value. small grass area with automatic sprinklers in areas where expected rainfall will support it, more stone mulch and low water plants in areas that are dry. ticks are a problem and mosquitos as well, so a wildflower border needs to have a defined edge with grass/stone before sitting areas. the nice night lighting no one will ever see when you are selling your house unless its the sort that has its photos taken at night with all the lights on. we've just overhauled our pool area at our vacation home; our theory there is that we want the house to be at all times 100% ready to put up for sale when the day comes that its not fun to own any more. so that $25K won't improve the value of the home, it will keep the home saleable. and we'll get to enjoy it til then.
