Bathroom Layout - add washing machine and remove bath

Struggling with a layout that works. Need to add washing machine - would prefer a floor to ceiling cabinet but not essential. Washing machine requires 2 sinks.

Window limits options - eg sink under means no mirror above.

Access friendly - so room for someone on a walker to access shower and toilet.

Toilet currently faces door - which I don't really mind - but everyone tells me is this not a good thing.

leave plumbing where it is - not much counter space -

swap shower and toilet position. These are the prime locations for a washing machine full height cupboard for washing machine. Toilet backs onto spare bedroom

with a relatively small space needing to include so many things it may be useful to be able to steal some space off adjoining rooms..eg for comfortable use by able bodied adult at least 80cm wide is needed for a toilet and the space needs to be much wider and include grab rails for a disabled person but what is the purpose of the two sinks for the WM.. what size and style of sinks can be used and can one of those sinks also be used for handwashing?

The house looks very livable. I love that you have concentrated on creating one nice bath with separate walk in shower and a windowed tub! Since you have already thought of it, I'm going to assume that the attic is for future expansion and cannot be adapted for use as the current "away room." We are also in the process of designing a small house, and we've designated our study as the "away room." Ours will open off the dining room. If you switched the locations of the Study and Bed 1 on the same side, you could put french doors or an extra wide door with etched or decorative glass from the hallway into the right hand corner of the study. This would give you a really long diagonal view through the lounge and out the french doors, and from the lounge through the study to the window at the far end... The study window should be increased in width to match the neighboring window in Bed 1, and it then becomes ripe for a small window seat, either a clip on bay bumping out, or a "built-in" bay using narrow built ins on either side. Or both: build "in" for now, putting file cabinet drawers under the window seat, and angled corner units in for storage, and add the bump out bay later when you know whether your offspring would prefer a really cute desk, or a window seat, or a bed nook. You would, alas, lose the door from Bed 1 into the bath.... but honestly, there are lot of doors into that bathroom already, and that one has substantial collision potential. It might be best to make the single access point that door from the laundry. Either a glass panel set high in the bath room doors or a transome would make it easy to tell when someone is in the loo. Other ideas would be to split the nook under the stairs, so that half the depth opens to the lounge, and the other half to Bed2... with the wall thickness, you probably get close to 600mm or 2' on each side. Add a deep bookcase or other built in, and you're easily at a depth that makes both spaces very tucked in. Lastly, if funds allow a shallow bay window over the kitchen sink would visually expand the kitchen, particularly if you could arrange it so that the counter runs right into the bay.

I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. You might be able to find the same color and design in floor tile OR opt for a wood floor as another poster suggested.

You could reverse the layout of the ensuite, and have the door to it through the walk in wardrobe (so you would only have one door coming off the bedroom). If I were you, I'd consider swapping the positions of the ensuite and wardrobe, so the current ensuite door becomes the wardrobe door. That way you could move the bed to the east (right), and you would have room for a seating area in the north west corner of the room (as your bedroom looks huge!). I'd also add a window on the small bit of north facing wall in that room; you already have corner windows in the living and another bedroom, so you could match those in style. Personally I don't particularly like the current layout of the main bathroom, although I can see the reasoning behind it (i.e. vanity at entrance, toilet hidden behind wall, window above bath). I think it might work better if you put the shower in the corner where the bath currently is (i.e. beside the toilet, opening to the west), and the bath on the same wall as the vanity. You'd have to move the window, of course. Alternatively, do you actually need three toilets? You could remove the toilet in the main bathroom, and you'd have room for a freestanding bath and/or a bigger shower. You could consider stealing a bit of space from the kitchen to create some storage at the entryway. I'm not sure where your garage will be, but it's really handy to have a designated place at the point of entry for all the stuff you tend to dump when you first come into the house (schoolbags, coats, mail etc). Overall, I think the layout is pretty good, but you could potentially lower the build cost by making it all a bit smaller. It's really worthwhile taking the time to figure out just how much space you actually need, and where you need it. For example, if it were my house, I'd take about half a metre off both the east bedrooms (so the house is shorter from east to west), plus I'd make it smaller north to south by slightly reducing the size of all three bedrooms, and making the kitchen a bit smaller (so the hall cupboard lines up with the back wall of the small living room). But your priorities may be completely different from mine!

If you have lived in England...with washing machine in the kitchen as a normal everyday thing, then I don't think people mind, they probably LOVE having a laundry ! Our front door is basically the laundry sliding door, so I'm putting our laundry into a cupboard so it's hidden, I think it put people off buying the house...entering via laundry. (10 weeks on market, we were the only offer) A pantry ' in a laundry' or vice versa doesn't worry me. My last laundry was in the garage. And big sep pantry in kitchen, I would rather a pantry with machine..than no pantry. A pantry to me is big kudos

Thanks - the alcove is a hall linen cupboard - so opportunity to use some of it - but at least half would need to be retained for existing storage requirements.

I was under the impression that building code requires 2 sinks if there is a washing machine in the room. One for washing hands and one for laundry purposes?

Will you be looking to install a top loader (easier if disabled) washer or front loader style ( bit of a toe touching stretch) dejall?

that's a relief i thought you meant two sinks for the washing machine and a third for hands! my suggestions includes a separate laundry cupboard with either a drop in skinny tub with underbench washer or stacked washer and dryer with skinny tub and bifold door, a double walk in shower with grab rails and low down taps that can be reached from outside with an overhead and handheld shower for showering while seated...rotate and raise the toilet higher for a little more comfort and privacy and add a grab rail with integral toilet roll holder, wall hung vanity for easy access for extra towels, toilet paper and toiletries and so slippers, floor mats, waste bins and scales etc can be under the vanity out of the way when necessary, mirror doored wall cabinets and an extra shelf could be extended across over the top of the vanity and toilet for more counter area and there's just enough room for a small shower chair (used inside and out of the shower and much better and cheaper than fixed shower seat), several easy access locations for towels and don't forget clothes hooks on the back of the door

Awesome - I love the shower - I had not thought about rotating it like that - and keeping toilet in original position makes sense - as the plumbing is through the external wall.

No wet room issues and I get a proper laundry tub and storage.

Future proof in case I need rails and user friendly for when my elderly mother comes to stay.

we installed grab rails for my elderly mother in law and now i can't live without them. .and so much much easier to install when you build the new bathroom rather than adding later.. check out the Conserv range for some variation in shape ..we have brushed stainless steel angled ones with integral toilet roll holders for all our toilets, waist height ones in the showers than go around two walls.. also great for hanging floor mats and face cloths and we like them so much that we use straight ones for towels rails that help unify the look of the bathroom and add to the unified look and add extra security for standing to dress with a handy secure grab rail

Is the bathroom on a slab or a framed floor with access under or on a second floor. This will tell how easy to move plumbing

That design looks good & is practical too. Nice view of shower as you open door (not toilet), fits everything in & has the access width.

Having room to roll a commode straight from wc to a shower with handheld attachment is something I have come to value greatly 😉.

Do you have another toilet with basin in house? If so you can get away with just a dual use wash tub in here if you prefer

2 bedroom - one bathroom.

Timber Floor on stumps with plenty of under floor access - so plumbing can be moved.

I am only 60 but planning ahead is a good concept.

A have a few friends with accessibility issues, one in a wheelchair, another in a walker. By removing a sidegate threshold and grading the pathway, I have organised wheelchair access to my back deck area then into the house. They also need to use the bathrooom.

Don't just think about your own needs but visitors that you entertain.

Accessibility design should be a high consideration.

I am in awe of Oklouise coming up with something so practical and visually pleasing in such a short time.

PS I live alone with 2 poodles and I hardly shut the bathroom door but visitors have been known to do so. The wind-out window is always open and it gives great ventilation.
