Of the two designs posted, I would tend to go with the front master bedroom.

you do not have kids at the moment, so guests would have a private area. When you do have children the media room could be used as a nursery, with easy access from the master bedroom, with the rumpus room as your media.

when the children are teenagers,they have their own wing and you have your space.

So I suppose I am thinking of this as adapting the home for the requirements needed at the time. But if you build the master at the back, that can not be changed.

master at the front is a much better design and easy to extra insulate rear west wall and have windows on north and south and if necessary media room could be used for a bedroom until children are older (but don't worry you will hear crying babies at night) but you must omit the clumsy study bench and if possible reverse the design and have living areas to the north

Thank you both. I guess when it's your first time building you want to get it right and it's hard not to second guess yourself.

I did have the same thought with turning the media into a nursery, so we're going to look at getting a cavity slider put in there to close it off if need be.

We have flipped the design so the living/dining/kitchen will be north facing and we have changed the windows so instead of two small/narrow ones we will have one bigger one for more natural light.

The study we have kind of kept but we aren't having a full wall, we're getting a cut out put in to open up the area but also stop the view from the front door straight through to the living area.

With the study wall, your guests will all be funnelled past the edge of the kitchen bench.

Missing a few things. Doors for sound control. Media room, hall to living room at least.
Missing basin in toilet.
Lacking storage. laundry storage is small for such a big house.
I wouldn’t like being so far from kids. It’s a long way for a sick or frightened kid to navigate to your room at night or hear, let alone you tending to an infant
We usually have smaller first homes so these issues aren’t there. Your first plan suits an older family, from say 7 up. But you have options as want need all rooms so make them flexible by adding doors.

The first floor plan is my choice, with some tweaking, number one would be to change the study as OKL and meme commented

I was looking at the exact same design with the rear master - need to be close to the kids. I did think of a bigger window, but thought on keeping it as it is, and perhaps switching the dining and living space. I like the view when sitting in a couch. Keeping the two narrow windows means I can have a TV placed between them.

Also changed the media room door to the side, just after the front door, and extended the linen space to a walk in linen room

Did not quite understand how the door across the entry hall can be put in. Currently the only reason I am keeping the study nook is to stop the view directly to the living area

@Kirby Moroney could you post some design ideas on how to have the cutout put in instead of the study wall

I like the master at the front and agree with dreamers ideas. Baby monitors are fabulous these days so even if the children are at the back of the house, they can still be heard. In later years, separation is a good thing but I suppose it also depends on how long you plan to stay in this house
