Don’t paint the kitchen cabinetry. Just make sure they are super clean and that the appliances work properly. What’s under the vinyl?

Black cabinets, timber benchtop, tiled and wooden floors will blend beautifully. The attached photo may be a bit extreme for you but shows how these elements will work together. Your current floor tiles replace the black and white. As it is your house looks like a quality build..Whatever you do will be a tax deduction.

I'd leave floor (unless in bad condition) and cabinets and simply replace appliances and taps. This is more likely to appeal to tenants than colour of cabinets.

as a long term landlord i suggest that long term tenants will be more attracted by easier rent than decoration ... maybe change floors to a plain colour (paint?) only if new floor is essential then check all light fittings, doorknobs, handles, flyscreens and security doors, locks and plumbing including HWS, stove, DW and heaters for safety and then aim for a long term tenant rather than higher rent...it takes many weeks at higher rent to make up a lost weeks' rent while you decorate and a few extra dollars pw takes a lot of weeks to add up to the costs of unnecessary improvements (apart form keeping the house safe and comfortable).. check with your real estate agents and accountant for specialist advice before making any decisions as i suggest that you're much better off to save any non urgent repairs for tax deductions after the tenants move in and new appliances and flooring are more likely to be capital expenditure that has less short term tax benefit...also consider living in the house first and then renting it out so that you can take advantage of capital gains concessions

As a renter, yes it is dated but it looks in excellant repair. I would rent a property even if dated, if the standard of fitting was as good as this - no missing laminate, chips to cabinetry, wonky doors, etc. If the bathroom/s is in just as good shape then you will secure tenants. If a temporary update is undertaken, it may not take wear and tear as well as leaving the original finish. I would only consider co - ordinating ready made curtaining throughout rooms if there are floral curtains to give a modern, co-ordinated feel.

I agree with Graham and Karen . Check that all appliances are in good working order .

I think u Need to rent it out for a year before doming Reno to gain tax advantage. Consult your tax account for proper advice. The floor is the most dated aspect but talk to you real estate agent about it

All great advise, unfortunately Real Estate Agents Photos aren't a good example of the actual property and condition. That Kitchen could be 30 - 40 yrs old, White appliances, door profile and floor tiles point to this. They could all still be in reasonable condition. This would certainly sway my choice of rental property and reflect on what rental you could expect. A quality small makeover could make a big difference to rental demand and return, this comes from years of experience of being a landlord

As a former renter, this was the exact property I would usually rent. Good functional condition, not my style but who cares? I never even inspected the all white and engineered benchtop places as a few visits usually revealed the renovations to be somewhat shabby, the places to be incredibly small and not good value for money at all. I always rented outdated properties as I typically got more space and better terms than places where landlords were desperately trying to recoup renovation costs. You're going to demolish the place so why spend any money on it? Changing out the flooring and even painting the cupboards and swapping out appliances will cost you thousands to get done and then what? Are you really going to reap x2 x3 times that expense in one years rent? I doubt it.

First of all, I would have the place appraised for rental return in it's current state. And then appraised for rental return if it were tweaked. You will most likely find that any renovation will take years to recover the costs and actually make anymore than renting it out as is.

For reference I was a long term tenant in all the places I rented, no I didn't leave rubbish around anywhere or have burnt out cars in my driveway. I left each property scrupulously clean, even having the existing curtains or blinds professionally cleaned and carpets professionally cleaned on exit. I just preferred value for money in rentals because I was saving to own my own home. Good tenants don't necessarily need renovated places to rent. Tenants are always constrained by their income, they can't afford to spend over 30% of it on rent alone no matter how nice. We have lives to live too.

All good points BB, but I think a 5yr plus period the new owner expects to rent out the property for, this quite often lasts for longer as situations change, is worth small quality improvements. Since Covid the market in capital cities has changed and there is, will be more competition which even Air B&B won't effect. I don't suggest going overboard with any improvements or the amount of rental we pay, We always counted every year of our lives as important and not living waiting for the time when we might have what we want ,that time may not happen for everyone. I only ever rented one renovated property. It had been DIY'd with a nice timber but obviously not from that house kitchen. The bathroom was a home tiling job with new basin and cabinet. New carpets and brand new wardrobes of the more expensive flat pak variety, new blinds. On inspection yes it looked nice and it was clean compared to everything else on the market. But I rented it for a mere $15pw above comparable properties. Even though they did the reno on the cheap I doubt they got back their investment in the time I was there.

Prior to that I had been renting small red brick apartments in Sydney with original bathrooms and cheap melamine kitchens. They were just as livable I'll be honest as the fully done up place and I liked the fact I wasn't paying $450pw rent that my coworkers were to rent new apartments in neighbouring suburbs. It was also much easier to move out from. You don't have to worry about being the first person to have used a kitchen or appliance and therefore have that expectation that the apartment will be given back with no wear and tear, which is impossible.
