Basement / undercroft garage cost

Hi all,


I have just purchased a block in North Perth and want to develop a side by side duplex on it!


The only issue is that each block will be 6.7m wide! There is also no rear laneway access! This means we will need to accommodate parking in the front.


Ultimately I would like to build undercroft / basement parking with a single garage door which opens up into a wider space to allow for 2 cars. I will need to probably install a turntable to allow cars to turn around.

This is an example of what I am talking about, except the basement wouldn't be so big.


Does anyone know how much basements cost to build?


Also do duel occupancy/duplex design cost less than 2 individual homes? How much less?

    No one can give you a price without a site inspection. There are just too many factors.

    you need to consult a specialist local architect and that will be the best investment for this project

    Yes I will be contacting an architect as soon as finance goes through and it's all settled, just thought I would see if there was a ballpark figure, but I understand there are too many variables. Thanks.

    Can you even do a duplex on such a narrow allotment - they may have a minimum lot width for what you're proposing.

    You can yes, there is another one that has done this with the same lot size in the same road.


    There is no minimum lot width for R40 zoning in WA


    The property I bought was actually sold as 2 separate side by size lots under 1 title. Not sure if that will make subdividing any easier?
