Home Addition for more bedrooms

We need to turn our 3 bedder into a 4 bedroom home. any ideas on how you would go about it?
we were thinking of turning the 3.1x3.1 bedroom into a study nook with a hallway out a 2 bedroom addition, but not sure how the door configuration to the 2 bedrooms would work...
(we are on 25 acres and have plenty of space to add on)

That study nook may end up being dark , and you may also 'overlap' some other windows too , like the WC and laundry .

I suspect a lot of us would like to see some pictures , the materials , the exterior ( brick , wood , concrete , etc ) .

Just a thought , but if you extended the 3.1 bedroom by a metre or so to the left ( as its shown above ) with a 800mm or so wide window on this new protruding wall , made the existing toilet effectively the hallway , put the toilet ( and maybe a bathroom and a study nook ) to the left of that , then Bed 4 at the end of this new hallway ?

Depending on the style of the house , you could have large windows or even a sliding door or french doors along the hallway , or higher windows only , of course windows in all the other rooms , too .

Cost wise it will depend on the work needed , it may be no more than your plan ( which I gather is 2 doors from this study nook into 2 bedrooms ? ) or more expensive , but I suspect it will be better , more usable , look as good externally but better internally , and not be such a compromise ?

how will you use the extra bedroom? new baby, guest room, study....?? what is the other building and how far is it and the carport from the main house, what are the ages of all the people who will live in the house, where is north and describe your climate, where are the good or bad views, what are the floors walls and roof built out of and is the spa moveable?

Hi Ju, I looked at your idea pics and they are all very light and neutral. This room doesn't seem like it is really you. If I am on the right track, I would recommend a colorful area rug, a light colored cover for the sofa bed and a colorful throw over the back. A row of framed prints or photos (18" square or close to that size - not too small) on that wall would give more life to the room as well. Two white filing cabinets could flank your desk along with a sleek white leather/chrome chair. Need to brighten it up!

I think your layout is generally good. With a one bedroom it's nice for guests to have access to the ensuite without having to walk through the bedroom. One thing I do notice though is that there is a lot of hallway/storage/circulation space in the center of the building (in the two bedroom portion) that might be better used as living space. You could pretty easily make the ensuite in the one bedroom larger for example. The wash house space seems unnecessarily large to me as well. You could push the wall dividing kitchen from wash house almost all the way back to where the toilet door is in this plan (you'd then have the toilet door open into the wash room to the right from this viewpoint rather than straight ahead). This would leave much more kitchen to porch access, which would be nice.

Thanks Mel. We'll see what we can do to make the rumpus enclosed - it's probably more of a "man cave" at the moment :) Grandad had a dining table in his current place (which is bigger) and got rid of it because he never used it. He also wants more bench space than he currently has. So, this was a deliberate choice rather than a compromise due to lack of space. You've reminded me now that someone did warn us earlier in the design process about the back and forth between wardrobe and bathroom becoming annoying over time. We don't currently have an en suite so it feels wonderfully convenient for us by comparison. However, that feeling will change if we realise it could have been even better. We did have the en suite off the wardrobe in some designs but have been warned this can lead to dampness in your clothes no matter how well ventilated the bathroom is (especially in Auckland's humidity). Would love to hear people's experiences of this configuration - good and bad. On top of that, there are lovely private bush views to the south so we've tried to make the most of those.

I would go with the larger bedroom if you already have plenty of other toilets and are happy using those.

I’d be more inclined to extend sideways from the rear bedroom so that would have more options for windows and can add a toilet into adjacent the family bath. The bir in the rear bedroom can be turned to add space to the other bedroom.
