we need internal dimensions of all rooms and just because plans are already approved doesn't mean they can't be changed but will this be a long term, retirement or holiday home, what are the number and ages of people who will live here full time, what is the distance from the front of the house to the front boundary, are there any special views, where is north and describe the local climate

Hi oklouise! Measurements I took were front Lounge is 4.8m x 3.6m, Dining is 3m x 3.3m, existing Kitchen is 3.2m x 3.3m. Proposed extension is essentially 5.7m x 4.4m but these dimensions are on the image. I have bought the property as an investment to rent out in Adelaide. I would assume the type of people who would rent this would be a professional couple perhaps with one young child. The distance from front of house to front boundary is only 1m, there are no special views, but would not outlook to area labelled 'Lane' on image, it is on a corner block. North is to the direction of where the WC is currently drawn in the family room. Hope that provides a better idea!

this is all I have come up with so far...I don't really like the idea of losing the downstairs bedroom ensuite, but dont think a house of this size needs three bathrooms and really need one to service the other downstairs bedroom and guests.

Much better plan do make the new space kitchen dining. Exisiting kitchen can become a study space and make the en-suite and combined bathroom and laundry.
With you move of staircase you can get a window looking out to the space that was at the top of the old stair location.

problem with moving the stairs is that the upstairs room has been cut back so there will not be enough headroom without changing the roof and/or footprint but if planning a renovation of existing bathroom and there is no potential additional return for the extra bedroom i'm wondering if you reorganise one downstairs bathroom, use old kitchen for European laundry and a walk through study area, original dining as second bedroom and use extension for a single level kitchen dining but we need specific dimensions of original bed 1, wiw and ens to suggest an alternative bathroom

I think as an investment I'd lose a bathroom and add a bedroom. A three bedder is worth a lot more to rent or to sell. This is how I'd do the layout.

Oklouisr, the current downstairs bathroom has been renovated (although if there is a superior solution would change it). The WIW is only 1200 wide, original bedroom is 3.6 x 3.6, ensuite is 2.1m long but I am not sure of width here!

As you mentioned Family becomes Family/Kitchen, entering into home is Living/Dining, adding Bed/Study downstairs with Bed one having access to the family bath as this has already been renovated. A laundry with Toilet between Bed and study.

Up stairs rearranged subject to dimensions, Narrow ensuite, His and her robes with the stair enclosed upstairs but remaining open on the lower floor

This is the front door entry to the property and has to be retained.

Have you priced it to rent with and without the renovations? Depending where it is you may be better off renting as is. It takes a long time to get a rental return in a renovation of the size you’re planning.

Siriuskey bed 1 is 3.6 x 3.6. And the Ensuite and WIR total is 3.3. My guess is the ENS is 2100 long!

How deep is the ensuite, 1800 and what is the current fitout in there

I actually don’t know but would assume about 1800. It is sink, toilet and shower along the wall backing to kitchen. It is actually renovated so ideally wouldn’t change but would do if gives a better overall result!

Being an original Sth Aussie, I can remember these very cute cottages, one of my Aunts had one, the front verandah was to the boundary with a hip height wall defining it.

I know you have inherited an approved extension but can't help thinking that it would be better to work with the original floorplan and adding another story on the house, keeping what has been taken up with the approved extension as outdoor living? Just my thoughts.

Yeah I love old cottages but does mean the councils are pretty strict. They wouldn’t let them go second storey on the old house because of the heritage factor. Only option was with an extension.

What about extending above the parking,

I think would make family a bit of a dark hole perhaps, then also no try outdoor area. Ie if having people over would park on street and entertain outside

I like your plan. I would make the wir a hall and put a door on it, moving the bedroom door to the new hall, this way if only two people sharing there are two en-suite, but if a third in the dining space then it can be a shared or guest bathroom. It’s a rental so the 3 bedroom two bath and great kitchen is better.

Unless you are targeting a Professional couple who would like to keep the ensuite attached to that bedroom and just adding the separate Power room, ie: two bedrooms with attached ensuites A study plus powder room

what if you don't go up and the extension is kept simple with just 2 bedrooms? It's a more modest renovation but could still be nice? I like siriuskeys idea of the dining in the middle, i don't mind it being a thoroughfare as much. It just wouldn't work as a kitchen if you have to walk through it all the time, but also if the extension is not living its less likely to have people walking back and forth.

I think considering a simpler reno that doesn't have all the extra bathrooms is worth it, while it might not be valued as high for rentals etc, you have less capital investment outright so the profit margin could still be good. worth thinking about?

I don't think its worth make it too much bigger than its original footprint, surely if anyone was after a larger house they'd also expect more parking and a larger block?

@fianou Luca, I like your concept but missing a bath for bed 2 and laundry. Could they laundry and bath be in your study and delete powder for study space

had another go going back to the original plan you posted and keeping the upstairs extension. the current kitchen plumbing is converted to laundry in a cupboard. a study desk could be fit into that area too. the back extension is used as a kitchen and dining, it would be nice if it opened onto the courtyard. The current dining is an extra bedroom. The kitchen is run against the wall with cooktop and sink, and the space under the stairs can fit the fridge and pantry storage.
This gives a 3 bedroom 2 bathroom house with new kitchen and master suite. it does minimal changes to the original layout to save renovation money. There is a bit of space waste in that laundry thoroughfare but overall I think it works anyways.
