You have some good ideas but if you're going to sell soon and aren't planning on taking the soffit out, I would just do some minor changes and keep the cabinets (just add a couple cabinets). I wouldn't move the sink but just get a nice stainless steel sink and update faucet. I'd get a stainless stove vent. Remove the wall on the left of the refrigerator but then just do a small pull out pantry on the right of the refrigerator. And, put a cabinet above the refrigerator and make it look built in. A glass backsplash, can lights on the ceiling and pendants above the penninsula. I think a raised counter will make the kitchen/room feel smaller.

Not a giant fan of windows behind the range, but it is what it is...so...most exhaust fan manufacturers and range manufacturers have determined the required air flow (cubic feet per minute - CFM) as well as the optimum distance from top of cooking surface to bottom of hood. Start by checking the specifications for CFM and distance from cooktop with the range manufacturer. Not sure of your location, but here in the States the IRC requires exhaust fans for kitchen, bath and laundry. Some areas, although they have adopted the Code, do not enforce it. But if broiling pork chops ever happens at your place...you sort of want it.

Rather than removing the edging, I would add to its width and this wil make the cabinetry look custom and paint it white. I would also keep the corner shelving and replace your accessories - one item/shelf and related to each other. You could add a great fixture instead of the pot light, change the faucet and hardware. Suggest carrarra marble backsplash (don't put the rack back up behind stove) and there are so many pattern choices. It's also interesting how they have laid the tile in the last picture, which I think would work really well with your set up and will save a bit of money on marble. A dark quartz or granite would be complimentary and warm up all of the white. Your layout for you kitchen looks really good and would fit well with the mixture of black and white cabinetry. With the lament bench top, we would suggest melamine (entry level cabinetry) or acrylic bench top, which can come in high gloss feature or matt. The matt surface would go lovely with your choice of bench top, and acrylic is also a affordable cabinetry material. Below are some examples of how Reno4u has incorporated both black and white cabinetry together, without making it to dominantly dark. We feel as if these examples would be perfect for your layout, and depending on if you want more black cabinetry or white you can go either way. This design above is an example with more black than white, can be made matt or gloss with different handles/splash back and wallpaper. With a u shaped kitchen similar to yours, however from the pictures you provided your style may include different design below the island bench.
