Personally, I’d leave out a bath, if it gave me a really comfortable and functional shower.
Stepping into a bath with an overhead shower always runs the risk of slipping over.
You can get Japanese style baths now in acrylic that are more of a cube that you sit up in, so use less floor space and great to soak, but not much help with a baby.
Something a little different I noticed in Singapore, where you step down into the shower base. It can be plugged to make a shallow tub.
Plan for how you will most often look to use the room, since a baby is only a baby for a short time.

With a baby you can sit a baby bath on bench next to sink. But as they outgrow it a bath is needed. Having said that lots of kids grow up with showers only particularly where water is scarce.

When my kids where 3 and 1 we stayed in a cabin that had a shower with a shallow tub base. Perfect bath for the two of them and not so hard for adults to step in and out of. These shallow tubs were popular years ago along with a shower curtain were safe for all ages, I have a great photo with our kids and a friend sitting in one that I can't post.

Agree it is hotly debated. In our first home we renovated we had a big bathroom, double shower, clawfoot bath, double vanity. Our laundry was right outside our bathroom and we decided instead of having a change table for our babies, we would put a mat on the laundry bench and use that, much to several of our friends dismay who promtply delcared we would get sick of it after 5 minutes and do the changetable in the nursery. Um nope, never did and used the laundry bench the whole time, actually made cleaning up several 'poonamis' as we used to refer to them as, rather easy actually. In the end, both children ended up bathing in our laundry tub, no kneeling down and bending over a bath, and right next to our designated 'changing station' lol, and it worked perfectly. Failing that we would often shower the kids, we had a bumbo that we put in the shower with us and they would sit in that, loved it. As they got older as toddlers, both used to shower a lot and not use the bath at all. We left that house when our eldest was 7 and our youngest was 4. We went on to purchase and renovate another house that never had the bath put in until we were nearly finished the reno and were selling, so no baths there either. Now we are in their (the kids) third house since they were born and they are 12 and 9, small bathroom layout, they've had baths here a few times...but not a lot. And now like you we are debating...when we redo this bathroom...to bath or not to bath...lol. Not sure if it helps... :)

Its a complex question for sure! Baths are very useful for when you have kids and when re-selling do you think you will be selling to a family? Having a bath will add practicality and value to your home that way.

Otherwise, what is the style of your home? If your house is styled with a country or antique design then a restored clawfoot tub would compliment this style and definitely add value.

Three kids and rarely used a bath - newborn was slung over my arm laid on a towel and showered with me. Straight into the shower when old enough. Maybe a 1-2 year period at 2-3yo when a bath was useful. Good thing is my youngest LOVES staying in a hotel if it has a bathtub as sees it as a luxury item :) Never have to convince him to take a bath!

We have a bath, but rarely used it when he waa a baby, as he preferred to have a shower with us. He's 5 now and we're changing our bathroom to have a shower over the bath, as he still likes to be in the shower, but will plug up the drain and make a shallow bath.

I'm not sure it makes as much difference to resale as people seem to think.
