Everything is pretty tight , but theres only 1 slightly quirky thing , and that is the entry into the bathroom , so maybe cut the existing bathroom into 2 , and incorporate that entrance into the 'main' bathroom , the ensuite one would be maybe 120-150cm wide up the 'wall' side .

I gather you'd sooner have the master bedroom the one on the left side , but I doubt you could have an ensuite there successfully . Keeping within the exterior walls will destroy the lounge features , and make the lounge even smaller -- adding 'outside may not be legally possible , but it will be costly if allowed , and look tacked on .

Me ? I'd try and cope as it is until you can do more -- upstairs or a basement or convert the garage or above the deck . . . . .

@pottsy99 thanks for the reply. I agree there aren't a lot of options I just didn't know if I was missing something. I like the suggestion about the existing bathroom though and I'll play around with that in my head a bit to see if there's anything that makes sense. Otherwise, it might be as you mention a case of waiting.

You could look at enclosing the passage entrance to the front bathroom and utilise this space as a walk in robe. You could then convert the same bathroom to an en-suite to the front bedroom and have a walk through from the en-suite into the (new) walk in robe. This would allow you to keep the number of bedrooms as is.

You could then look at converting the kitchen space (you wouldn’t have to use all the space though) into the main bathroom. This would then free up space at the back of the house for a kitchen to overlook the lounge/dining. In the kitchen you could add a wall to pop the laundry and pantry behind (enter from either ends).

If you are still keen on adding a 2nd storey, best to do this at the same time.

Unable to clearly read dimensions, but a quick look at you floorplan, I would continue the passage way by turning the lounge room into bed 4, the front RH bedroom would become master bedroom and I would take part or all of the family bathroom for the ensuite. Swap the kitchen with the rear bathroom. Able to draw these ideas if dimensions are clearer

@bigreader it ends at the back of the kitchen, so kitchen is part of the original house but laundry and back section not. It's a skillion roof extension and the floorboards change direction which I hate, so I want this part redone at some point. Architect also said we'd demolish this section and rebuild with second story on just this part of the house. Yes I do want a full plan so I don't waste time on rooms that end up being changed.

Make bedroom 3.6x3 the master. Lose the bathroom/laundry, move the kitchen over and include a european laundry, make ensuite where kitchen is, and avoid at all costs damaging ceiling roses and original plasterwork!!

or make bedroom 3.6x3.7 the master and convert the bathroom into the ensuite, and make the existing bathroom/laundry bigger for the main house bathroom.

do you have any dimensions for the family bath room, just the wall between both bedrooms would help

Thanks, This is a basic idea of what I suggested, but without the ensuite so as to have a family bathroom with a tub, separate shower and the all important Powder room.

I have used the lounge for the 4th bedroom that you were wanting.

The dotted lines show the outlines of the current kitchen and laundry.

I suggested swapping the laundry and kitchen, all of the this is done within the current foot print including the skillion roof section

I will look at an ensuite situation, but all of this will help to keep costs down with using existing plumbing You mentioned the flooring which you might have to bite the bullet and replace in the family kitchen

@siriuskey wow thank you so much! Can’t believe you managed to squeeze 2 bathrooms into that space. Love the laundry design as well. I did think I wanted an ensuite but maybe the separate powder room option would tide us over 🤔

Considering what your Architect suggested, building a second story across the back of the house that can't been seen from the front, not sure how that can be achieved but I love those square boxes as extensions to older houses.

My suggested floor plan fits the current foot print and if adding stairs that would take up extra space within the family room most likely along the long wall.

Turning the lounge room into the 4th bedroom would mean that the ceiling rose would be off centre, but it will still work in the bedroom, cornice, skirting, architraves can be matched to the original. Please keep fireplaces for character if nothing else.

If you do add a second level the current lounge room would remain the same 5m width.

another few ideas, retaining the same footprint of the original but i would never plan any downstairs changes without including space for future stairs as both levels must be planned around the stairs and as you will need to cut into the old roof to add upstairs it may be possible to include upstairs over the top of the old kitchen to allow for more space upstairs and follow through with the original roof shape but all depends on ceiling heights and precise dimensions
