Is it a floor plan or a reno, I'm guessing the latter?

Under the same roofline for budget or building line constraints, or can you extend outwards? If you post the site plan too that will help.

Thanks for your reply. It is a reno actually. I’m not planning to extend outwards at this stage. I only have the floor plan unfortunately. It is a brick veneer house with colour bond roof. I am not sure if I can achieve the goals with only moving some walls.

The butler's pantry seems a little incongruous for a house with two bedrooms barely large enough, especially the one with no built-ins and two doors. I'm guessing the butlers pantry wasn't original though and you wouldn't want to extend into there?

Do you want to keep Bedroom 4 as a flexible space with dual access or is the intention to close off one door and make it part of the bedroom wing?

How old is the house and have you done an asbestos appraisal?

The butlers pantry wasn’t there original. It was added by the previous owner. I would like to close off one door and make it a proper bedroom. Bedroom 4 had one door previously. The house was built 20 years ago with no asbestos.

There are cleverer people here who know how to do sketches. I suppose I'm just trying to refine the parameters of the question. How would you feel about using part of the butlers pantry for an internal laundry and part of it to extend Bedroom 4? Or do you want to keep it as much as possible as is? Or a European laundry in the corridor taking space from the WIR and extending the WIR downward? I wish I knew how to play around with the sketches, I'm trying to move things around in my head so I don't know what will work. Just trying to see where there is space available to take from elsewhere, depending of course on what you want to keep and what you are flexible with.

Oh, if we're talking moving any plumbing, are you on concrete slab or floorboards?

The WIR doesn’t have enough space. I’m thinking of making it bigger as well. Getting Rid of the Butlers pantry maybe is the only solution to make the space. It is not nice to walk into a house with seeing a pantry straight away.

It's mathematical, you can't enlarge all the spaces while not enlarging the overall space.

Sometimes you can rearrange them for better efficiency. For example cupboards are more efficient than WIR's because there is no wasted floor space and no awkward to use corners. But Bedroom 1 doesn't look large enough to do that?

Maybe you could list what you are trying to achieve and what you can reduce?

The butlers pantry looks to have some potential to help with the adjoining Bedroom 4 and to perhaps help by providing an alternative location for the laundry allowing things to be rearranged in the bedroom corridor.

So, are you on slab or floorboards? That makes a difference to the cost. And by the time you rearrange so much plumbing it might be more worthwhile to extend outwards. Is there any impediment to pushing Bedroom 4 out to line up with Bedroom 3? How close to the boundary is Bedroom 2?

the first thing to do is confirm dimensions and precise location of all doors and windows.. does the bedroom size include the biw or is that extra space?...for a single bedroom the existing bedrooms sizes are ok for a single bed and desk as long as the biw are extra but, subject to correct dimension i think the biggest problems are the traffic jam walking through the kitchen and view of the toilet from the stove...my suggestions would be to lose the tiny meals area and move the kitchen sideway (existing cabinets in good condition can be moved with or without a fresh new counter) and this allows better circulation space between all the different parts of the house.. and do you need at least 4 bedrooms? then close of the dual access to bed 4, use the old pantry as a study, rearrange the linen to block the view of the toilet and view of new study from front door, rearrange master bedroom entry, move the kitchen and add a new pantry.. something like this might suit

I’d have a good think about if all of that butlers pantry is needed. You could take some of that for at least a good robe in bed 4, and a euro style cupboard laundry off the hall, so the current laundry area can be given over to the other bedroom

Ideally the bedroom2 should be located at where the bathroom and toilet is, enlarge the bedroom4, change pantry to a study and make a new pantry to the left side of the kitchen. It will be very expensive.

Agree with @oklouise. The problem I see is the fact that you have to literally walk through the kitchen to access the back of house. This would be annoying.

The lounge room has this diagonal thoroughfare and would benefit by being a separate room. By moving the kitchen across the room and utilising the meals area, this makes your whole home flow better, and may take your mind off the compact bedrooms.

I agree with oklouise too. I didn't even look at the meals area as I was thinking that access is required, but in fact oklouise's solution simplifies and improves it.

Thanks oklouise. I think you have a very good point and that way the house flows much better. I will have to talk to a builder to find out if I can move the kitchen bench. There are 2 columns on each side.

Slab makes moving plumbing a bigger job.

the column on the study side should be able to remain and support for the column on the other side should be able to be incorporated into the pantry wall and new plumbing hidden inside relocated island but moving the kitchen should be much more cost effective than moving laundry and bedrooms and make a much bigger improvements to the whole house.. look forward to learning what a builder suggests
