Feedback on floor plan and opportunities

Hi everyone. We bought our first property and one of the challenges we have is how to use the alfresco as it is attached to the bedrooms. I posted on here on opening up the alfresco so its open and the bedrooms can get fresh air but im starting to think that even that may not be a good idea.
Any ideas on how to make the flow of the house better between the inside and out. We don't have a huge budget so maybe the only option is to leave it as it is. Photos attached to help visualise.

we need dimensions of all the rooms including bathroom, separate toilet, kitchen, laundry and hallway to make realistic suggestions...it's better to make a whole house plan even if you can't do work all at the same time.. how many people will live in the house, where is north and describe your local climate

The house and alfresco looks really nice -- you have done really well buying that IMO !

I'd leave it as it is , at least in the 1-2 year time span . Is the shed with a roller door a garage ? The main reason I ask is just a thought in that it looks like you get to the alfresco through the laundry by the looks of it -- without knowing more , I wonder about moving the laundry at some stgae to the 'garage' , maybe a bigger door , maybe make the existing laundry into the dining area or a study or office ( I would have suggested even moving the kitchen there , but it looks really good where it is -- or maybe I should say too new to justify moving ) .

Lighting - pendants over the servery bench should be another feature that complements your chosen kitchen surfaces. So whilst I love the copper pendants in picture 1.. They could work depending on the rest of your decor and would be a highlight in a neutral white/timber kitchen = Good! If you choose copper you would complement it with a couple of copper bench top items. These are beautiful! (I collect copper because I love it, my kitchen pendants are silver, I renovated to sell in the next 3-5 years) You will see a picture starting to form in your mind and there is nothing wrong with making a statement with your lighting. I found that when I wasn't sure I would get a very strong sense of what was right and what was wrong for a space, then common sense or passion would determine the outcome! Here are another couple that might work, look her on Houzz under lighting, search pendants, then have fun looking!Timber tones with black or white to complement your cabinets... or Statement white pendants for a bit of quirky fun! Your personality can be reflected in your lighting and accessories creating that point of difference from the predictable white on timber look. Plus don't forget the power of greenery to punctuate the theme!

You could reverse the layout of the ensuite, and have the door to it through the walk in wardrobe (so you would only have one door coming off the bedroom). If I were you, I'd consider swapping the positions of the ensuite and wardrobe, so the current ensuite door becomes the wardrobe door. That way you could move the bed to the east (right), and you would have room for a seating area in the north west corner of the room (as your bedroom looks huge!). I'd also add a window on the small bit of north facing wall in that room; you already have corner windows in the living and another bedroom, so you could match those in style. Personally I don't particularly like the current layout of the main bathroom, although I can see the reasoning behind it (i.e. vanity at entrance, toilet hidden behind wall, window above bath). I think it might work better if you put the shower in the corner where the bath currently is (i.e. beside the toilet, opening to the west), and the bath on the same wall as the vanity. You'd have to move the window, of course. Alternatively, do you actually need three toilets? You could remove the toilet in the main bathroom, and you'd have room for a freestanding bath and/or a bigger shower. You could consider stealing a bit of space from the kitchen to create some storage at the entryway. I'm not sure where your garage will be, but it's really handy to have a designated place at the point of entry for all the stuff you tend to dump when you first come into the house (schoolbags, coats, mail etc). Overall, I think the layout is pretty good, but you could potentially lower the build cost by making it all a bit smaller. It's really worthwhile taking the time to figure out just how much space you actually need, and where you need it. For example, if it were my house, I'd take about half a metre off both the east bedrooms (so the house is shorter from east to west), plus I'd make it smaller north to south by slightly reducing the size of all three bedrooms, and making the kitchen a bit smaller (so the hall cupboard lines up with the back wall of the small living room). But your priorities may be completely different from mine!

To me it looks like it would be better to have a smaller kitchen as being a 1 bedroom place the living/ kitchen area is quite small. I think having the essentials along the bedroom wall is good but the island makes the living area too small in the first plan, and in the second the cabinets make the walkway too narrow. I would put sink, fridge, oven along the bedroom wall then make any other bench and storage space more like moveable furniture to make the living area seem bigger. The kitchen may be able to be shut off behind doors (a bit like a euro laundry) when not in use to make a much bigger living room, especially if it isn't used a lot.

Hello Jess. Some concern with your laundry and living room entry door, this is a high traffic area and you have door collision. Would you consider flipping the laundry and having access from the garage? If not consider some folding doors instead. For the ensuite layout I would switch the toilet and vanity but use the bedroom wall to house the vanity. Consider a sliding door shower. Just wondering if you would square off bedroom 2, it seems the extra space in the master is wasted anyway. Bedroom 2 could put a desk there, another bed, just seems a bit more practical. All over Australia hundreds of alfresco areas run the way yours does. What particular functionality do you want to improve? What’s stopping you using the alfresco as is?

It is a shed and that's an excellent idea. There is a door that leads from the kitchen to the laundry which is massive!

Yes the kitchen is really nice. I think all we will need to do is replace the floor as I like a wooden look.

Maybe I'm over thinking the alfresco/bedroom issue. Ive just never seen a bedroom open up into another room before instead of fresh air.

@bigreader thanks for the question. Maybe it's because I'm from the UK and I'm not used to seeing this setup, usually a conservatory is what we have in the UK and it would run from the kitchen or living area not the bedroom(s).

Its not that its not usable I have just never seen or experienced a bedroom window opening out into another room before.

Ive been trying to find floor plans similar to mine so I can visualise it better it I put some flooring in and some seating as what's been built already is such a big apace with lots of opportunity.

Hi Danni, your question makes more sense knowing you’re from the UK. The alfresco at your house would be an addition and wouldn’t have been part of the original floor plan as generally bedrooms do need air and light. You could def remove the “walls” if you wanted or needed more airflow to the bedrooms. But why don’t you live there for a while and see how you go?

Why don’t you add some planters and “ green” the area up as you do have the translucent roofing ? Putting flooring over the concrete would make this a much more attractive space to use .

Another suggestion is to put sliding security doors across the doorway to outside so that it can be left open for fresh air .
