I assume the area at back is an old porch or basic add on. Are you knocking it off and planning to extend to replace the lost floor space?

you need to enlarge the plans showing writing and dimensions but what are the spaces at the back of the house?...rather than rearrange internally, with so much available land, it may be better to consider an extension but you said that you don't want to spend a fortune so what is your budget and that will give us a better idea of what's possible

We had plans drawn up but our quote came back at over $250k we want to spend no more than $150 and ideally around 100k.

try hand writing the extra details on the clearest plan...but what are the buildings or shapes past the old laundry? what is the distance from the side of the house to the side fences and do you want/need to keep the same carport?....in the meantime i hate to report that two new bathrooms and a kitchen could easily need $100,00 and based on assumed dimensions another option could be keeping the original lounge, new bathrooms and a basic extension on a concrete slab a few steps down from the house usually makes a simple skillion roofed extension easier/cheaper to attach to the original house but this extension is about 52 sqm and hopefully you can compare with size and price per sqm quoted for your first plans but extra information may suggest better options

Can you show pic of roof. Aerial from google would be great. Minimising roof changes helps costs.

Thanks for the plans Louise me and my partner think they look great. We both don’t know much about dimensions on rooms so do you think they are all suitable? Also if we went with those plans what would be a good way on pitching the roof we both like the look of a vaulted ceiling. However not sure if that would work with that design. So open to good ideas on how to pitch the back od the house

OkLouise has done a similar wonderful plan for me. I did a sanity check on room dimensions by comparing with existing rooms. Eg. Your proposed living dining is about 200mm bigger than your existing living room. Will this work for you?

a vaulted ceiling and complex roof can add all sorts of extra problems and extra costs that could be as much or more than the cost of a new bathroom or kitchen and you need the bathroom or kitchen much more than the vaulted ceiling.. you have to decide what's essential and what you can live without and only a builder on site can recommend the ideal (and most economical options)..we always consult our builder before finalising any plans and only plan what we can afford to build and hopefully a simple skillion roof on a concrete slab will fit the space and also allow for a low sloped ceiling which feels a little more interesting than a flat ceiling...renovating is about compromising what you want with what you can afford and you need to keep the extension as simple as possible but, you forget to answer my questions about the extra buildings on your block and we can't really provide best suggestions without knowing what you already have...maybe there's a much better way to add the extra space you want but we can't make better suggestions without all the information?

Okay thanks for that info.the extra buildings at the back of the block will be removed one is an old granny flat and two old garages which will be removed.

I just had a discussion with my builder and he said a vaulted ceiling cost wouldn’t be a massive issue and cost. Does anyone think this look would work with the potential plans okaylouise made up

if your builder can add an extension with this gable roof at right angles to the original house as well as do all the demolition and add two new bathroom, kitchen and laundry and convert the old kitchen into a bedroom for about $100,000 i would suggest that's a bargain and wonder about what's not included???
