hi there, how exciting! Love the possibilities. I think its very much based on your personal styles and needs but if I can chime in on something I've noticed lacking in many homes its realistic 'mudroom' and laundry areas, even if you don't have kids, dogs or snow. I wish I had focused more attention on those spaces when building as I now spend 75% of my time in that darn small, hot laundry room. I know this is really a preliminary plan/idea you're posting --- unless thats the only bathroom!! -- but it seems as if there's a lot of hallway space that could be carved up and used to your advantage. If you're truly starting from scratch, I would really get some professional input from a designer, even some basic input if it's your goal to plan it yourself. Lots of luck!
Juliefrontera is right - this floor plan needs a lot of work to bring it up to modern standards and you really should seek the help of a professional. I agree that there is a lot of space being wasted with hallways, and there is only one bathroom in the house. Also, you have a back bedroom that can only be accessed from the "lounge", which I assume is the living room? Usually, the living room is at the front of the house and the kitchen flows from that space, so my first change would be to knock out the walls between the front bedroom, lounge and back bedroom and re-create that whole space. Of course, then you are asking about moving o,imbuing, must consider whether there are load-bearing walls, etc. so, definitely hire someone who can help you with this. And good luck!
I am currently building my house from the ground up so I have been where you are coming from and can give you the most important advise you will need. That being said, you need to hire a designer. There are so many options that you haven't even dreamed of. It's is worth the extra money and in my opinion your floor plan needs a lot of work with the flow from one room to another. Knock down walls and open the kitchen up to the family room. Add another bathroom and you will need a laundry room for sure. Good Luck, have fun but do it right.
Has a laundry under the house and a carport under the bedroom closest to deck but can barely fit a car into it. Have an architect coming next week. Just wanting some quick ideas for when he comes so can price some of it up and figure out the best way to go about it. Can do a lot of it myself with help of family (builders, plaster and painters) there's alot to be done though, and don't want to spend the day stripping wallpaper off a wall that's going to be knocked out. Totally agree that something needs to be done about the bedroom off the living room and the bedroom by the front door because there is plenty of wasted space through out
