Flood proofing - need options

I have a house that was affected by overland flow flash flooding in 2022. Its the first time the house has ever been affected. The flood came up and went down within 90 minutes

- with no warning whatsoever. Flood was just under 1m high. The insurance builder wasnt keen to do anything but put it back together how it was, so thats been done. I have approval from Qld Govt for some funds to do remedial work and I want to explore dry proofing. There are 3 areas - the garage door, bi-fold doors at the rear (opening about 2.8m) and the frame where it sits on the slab. I’ve come up with (a) replace garage door with flood proof door, (b) seal the frame to the slab and (c) bifold doors - i dont know. The area needs light, so it needs to be clear. Flood proof doors would need to be kept closed constantly during rain so the dog cant get out to the yard. The remedy needs to be passive due to no warning. Some sort of pop-up barrier? Does anyone have ideas? The govt has list of potential builders but i need the step before to work out what’s possible

We copped it in 2022 as well, same kind of flash flood, in and out real quick but made a mess. I’ve been looking at ways to stop a repeat too. Sealing the frame to the slab definitely makes sense. For the bifolds, tricky if you need light and can’t keep a solid barrier in place. Maybe some kind of clear panel system that clips in when needed?

I had to deal with soaked carpets and ended up hiring Reztor Restoration. They do drying and cleanup but might also be worth asking about flood prevention stuff. Not sure how deep they go with that, but could be a useful chat just to see what’s possible.

I think the first layout is fine. You might want to consider moving the door for the storage room of the master bedroom so that it opens into the hall. That way the kids can use it for overflow storage. Also, that hallway is big enough that I think it could hold a large armour, providing more closet space. (There's no need to sleep in the same room as your clothes, so long as they're not too far off.) Also, don't forget that while the drawing shows kids in double beds, this need not be the case, so there will be more room for furniture (dressers or whatever) in their rooms. Finally, that step to bedroom 4 will not be odd at all. I've seen it in other homes. It looks clumsy in the drawing but it isn't. What you'll see when you come up the stairs is a bedroom door on a slight diagonal. It's only an odd jagged step if you walk like a robot, in straight lines along the wall, which is what your eye is doing on the drawing but you won't do in real life.

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

You will need to ensure some sort of egress door. Suggest you talk to some suppliers. With dog door you don’t want them locked out in flood. Suggest dog goor is 1st floor
