Hi pjfee2...thanks for your ideas. Have to admit I have not given the reno in MT much thought this summer, here!! Actually been finishing our beach house re-build down here and a bit 'reno'd out' to be honest. BUT we head back in just over a month so it’s time I did give it some serious thought, so your comments very much appreciated. Already got builders organized so that’s a start LOL I love the idea of adding stone on the outside to the turret part – but guessing that is as far as the budget would stretch. The siding is in good shape so need to stain it to work. Love the idea of pulling a color from the turret stone to do this. Will get a stone that has some of the log house gingery color in it and then stain the newer part of house a tone of this?? So far I’m sure we will · Rebuild the deck to run across the front of the house and form the roof over the front door entryway · Make the entry way wider and mud room inside bigger · Replace the small window to the bathroom with a door off the deck, matching the French doors. · Replace the tiny window in the turret with a longer one. · Cover turret with schist or stone cladding Not sure about replacing the windows under the deck. Added a picture of them from the inside. This living space is the hardest to figure out how to furnish in this house. It has quite a lot of light from a large window on the left wall - out of this shot - and across the back of the room through a wide door way to the room at the back. Thinking of opening up this wall? And from the inside they seem pretty well balance? Big problem in that room is that there is not a lot of places that we can use to create a sitting area. Need to get a couple of sofas in there and push them around to see what will work. It has 4 doors leading off and as you can see large log posts dotted about!! ANDd a stairwell going down to lower level and garages. Not a lot of space to play with. OK time for another coffee...its 7.30am down here!!

I assume you have sailed into your renovations Susan ? The pictures actually look like 2 different houses -- different colours , different styles . I quite like the 'red' ( 2 storey ) side of the house -- even the conservatory and that pattern on the deck railing -- personally I'd paint it in a charcoal , but it's liveable . NOT a fan of the yellow opaque glass , and I'd paint around the outside of your 2 garage doors approx 80-100mm wide white borders to match the rest of the joinery . The other side though -- the roof ( as you said ) would be my first thing -- I'd go a browny/red , very similar to the panels on the other side of the house . The gutters and window sills I'd go a superbright blood red , and even though I agree about the cream veneer bricks and steps -- I'd leave the veneer , and either paint , or preferably tile , the steps in charcoal , and add a couple of 'chunky' stainless rails on the sides . And the base board -- I'd do it in charcoal too . It would not only look better , but make the house look longer and sleeker .

Hello, I am hoping to get some ideas for reconfiguring the lay out for my 1950’s home I’ve purchased if anyone can help please? I am single, live alone and it will be my ‘forever’ home and has great views of the Tauranga harbour which I want to make the most of, of course :) Any ideas for one or all requirements are gratefully accepted thanks! They are as follows: 1. A new ensuite and walk in robe off the side of the front bedroom beside the lounge as I want that to be my bedroom with a view. There is sufficient room to build along the outside of that side of the house toward the boundary; the ensuite to face the view please. Perhaps change the entrance door to that bedroom off the hall way somehow? 2. Reconfigure a new kitchen; the existing one is quite skinny and there is really only room for one person between the bench and the return bench. No room to build out from that side of the house, but the deck is huge. I have considered building out over the deck but assume it would involve a lot of $ as would require engineers reports etc. The deck is a solid (old) concrete roof over what is now a block basement which used to be the old garage. 3. To somehow join the existing garage up to the house so I have internal entry from that. In the ‘joining’ space somewhere is where I envisage the front entry way with some storage cupboards etc as the house has almost no storage. The existing garage is an old tin one and needs to be replaced. It is also raised higher than the house level and there is as retaining wall between the garage and the house. Ideally I’d like to dig it all out and make it one level but that will be dictated by finances. However, I've been unable to work out how to join them if they are different levels - aesthetically wise. There would have to be steps down (which I don't really want if I’m getting old here…) so how would the roof line look right? 4. Reconfigure/Remove the existing toilet and/or bathroom as presently the main door into the house comes inbetween these and I don't want the entrance right beside the toilet - eek! The existing bathroom is also the laundry. My thoughts were to move them in to either bedroom 2 or 3, and extend to get another bedroom somehow, or, put them at the back of the new addition joining the garage to the house somehow? 5. The lounge and dining room have alcoves built in that serve no real purpose; both the dining and lounge could be larger if possible. I want to put my couch along the wall which backs on to the dining room so I can look at the view while watching TV etc. I’m not overly keen on open plan so thought I could build a wall there and move the entrance to the dining closer to the hall end of the lounge? 6. To retain 3 bedrooms, one to be used as an office. I am very grateful for any ideas anyone could put forward - many thanks in advance :) Unfortunately the website will not allow me to upload photos so I will have to contact them to see what is going on - sorry!

Like everything , it comes down to budget and 'value for money' -- generally both the cheapest but also the most expensive aren't the best options -- its doing things 'cleverly' . The entrance foyer looks like it may be a bit dark and closed in , but you don't really want to open the wall between it and the kitchen either . Not really in the 'brief' , but I'd look at opening up the doorway into the lounge -- I guess it depends whether you close that door often ? To me , the only way/place to get more room would be 'open' the double doors and however much more you can between the lounge and family room ( before you strike load bearing walls near the wood burner ) , move the dining room to the family room , and then basically do whatever you like with the kitchen , utilising the existing space and the existing dining space . That may work , or maybe you don't want to combine the lounge and family room , in the latter case maybe move the lounge to the existing family room , utilising the window seats and maybe downsize your lounge suite , wall mount a TV , etc . And then use the existing lounge as dining and family area ? None are ideal , but thats my 'off-the-top-of-my-head' thoughts .
