I think the first layout is fine. You might want to consider moving the door for the storage room of the master bedroom so that it opens into the hall. That way the kids can use it for overflow storage. Also, that hallway is big enough that I think it could hold a large armour, providing more closet space. (There's no need to sleep in the same room as your clothes, so long as they're not too far off.) Also, don't forget that while the drawing shows kids in double beds, this need not be the case, so there will be more room for furniture (dressers or whatever) in their rooms. Finally, that step to bedroom 4 will not be odd at all. I've seen it in other homes. It looks clumsy in the drawing but it isn't. What you'll see when you come up the stairs is a bedroom door on a slight diagonal. It's only an odd jagged step if you walk like a robot, in straight lines along the wall, which is what your eye is doing on the drawing but you won't do in real life.

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

Hi Mandamaree, You are fairly limited in space and in the size of the bedrooms to introduce what you request without compromising these spaces and future expansions to the house. The lounge too is a bit of a thoroughfare in the current layout. However, a few suggestions to ponder. Ensuite to B1, this could be just a 1m wide x 2.7m long space either along the wall to bedroom 2 or expand the wardrobe to 1m wide and re build a 600mm int. depth W/R along the B2 wall. If you used the existing wardrobe for the ensuite though, B3 would have no robe, but if it is to be a study, this may not be a concern. Alternatively, you could build in the space where the back door is and incorporate a toilet beside the laundry. Put the back door in the laundry. The toilet could be either beside the bathroom or B2. You could also economise by not having two accesses to the back corridor. (one from the living room and one from the kitchen) If you are looking at renovating the kitchen, I'd block off the back hall access opening and build a full wall of bench and joinery along that wall and either make an opening in the wall between the kitchen and living room or open it all up, except the back 600-700mm portion at the end of the joinery. If you remove the wall between the kitchen and living - might need a beam to replace it, then I'd extend the peninsular bench between the dining and kitchen, making sure it does not make the dining too small. You should have a minimum of 1200mm between kitchen benches so 2560 is good for this. You can butt the dining table upto the peninsular and still have 5 people seated around the table rather than have a breakfast bar. The space is too tight for a bar. Storage - always a drama in these older homes. Work high level units into the laundry and if possible, the bathroom. If you can afford to lose a few mm from the living room, make B2 robe the proper 600mm deep and include the old fireplace area too. As it is only a guest room, make part of that for the storage you need, i.e, suitcases, boxes of 'stuff' etc. The robe in B2 should be no less than 1200mm long to future proof this as a kids room or for rental. I'm guessing it is on piles / stumps ( I'm in NZ and we call them piles here ) , which makes it a bit easier . IF it had been on a concrete floor , moving the water and waste and toilet is that much harder . But I think @Allan Hendry is on the logical thought-train -- I'd probably squeeze the existing bathroom down to an ensuite , have the Bed 1 where the kitchen was , then try and squeeze another bathroom between Bed 1 and Bed 2 . In fact , for a 2 bed place , I'd probably just stick with 1 bathroom and 1 powder room ( seperate toilet ) and have them between the 2 bedrooms , and a little hall/foyer in the middle , by that doorway that is obviouly staying as is . Then the whole front area could be open plan -- logic would say have the kitchen in that front right corner ( so plumbing etc runs back to the existing plumbing ) , dining ( or even an island and breakfast bar , and maybe eat dinner on the couch or a small cafe table and chairs ( I'm guessing 3 , maybe 4 people ? ) . It won't be cheap , but depending on your area and resale , possibly change the potential 'next buyer' profile and get your $$$$ back
