Your designer should show roof line. But it does look like it will be complex.

What’s the alternative

The complex roof will add to costs but the angles also cause functionality issues. The minor bedroom WIR and the WIL have very little usable space for actual hanging and shelves. Expensive to construct and not functional should be something to avoid. A house this size also needs a toilet not in the main bathroom- either separate it out as a powder room or add a powder room. The Pantry makes your vegiemite a long way from your island. The garage is too narrow for two cars comfortably. And the activity area is too small to be used for anything other than a large passage way - again expensive to construct and not functional. It does make good use of the northern aspect for the living and alfresco areas.

It’s a bit like how big a single storey house I can fit on the land. Very bespoke with all the angles.

Your advice is much appreciated it. Issues noted and we will have to have a serious think about these issues and see if they can be altered to increase functionality.
The lot size is 405 sqm and although it appears that we are building a very big house, the rooms will not be too big. It is adjacent to a public park so we tried to make use of the 55% allowance of built space.
The alternative is the design bellow.

Opt 2 looks much better. I’d move powder roo so it is accessed from the bedroom hall imagine directing guests to it and getting the door shut
Add window to alfresco opposite front entry and delete the west facing one off living. If u can avoid west facing window in bathroom do so our plant a shade tree or provide other protection. Deleter the small window from bed 4. A dimensioned plan would help

Oh and one toilet needs 1200mm in front of toilet clear for accessibility. Delete the door in master ensuite toilet . Can add it later if needed
Has the wc at back got a sink and door?

Because the block is small, therefore all the rooms will be small. I think the second option is better. You need to maximise the space in each room and having the angles as in option 1, would lose so much internal space. Yes option one is an interesting plan. But just not practical on a 405sqm block with a 55% build zone.

Thank you so much! I like that the alfresco is not in front of the living area and not blocking the outside views. That third toilet placement is absolutely excellent, very functional for guests as well. And I love how overall it minimises the angles and simplifies the roof.

Kate - thank you so much for the points. That bedroom has to have two windows facing the park due to clause on the lot. The toilet in the back did not have a sink in that design.

Where are the park views?

What is the window clause? I assume park is on north side

The park is on the north side. It is a very big public open space and it runs along the angled side of the Lot completely covering the whole length of it. So will have neighbours at back of house and left hand side adjacent to garage but no adjacent house on the northern side, just the park. The clause mentions that any habitable room facing the park (which is that whole stretch on right hand side) must have two windows- rooms such as living/dining, bedrooms ect.
Also the Lot is about 1.3 m higher than the park and has a built brick wall fence on the northern aspect that stands at height of 1.2m +30cm metal railing above it which make the fence at about 1.5 m high.

So if the brick wall is 1.2m high….understanding correctly, when inside the home there will be no park views, and when outside and sitting down, there will be no park views. Or are you saying there is a 1.2m retaining brick wall and your land starts at the top of the brick wall retainer.

So yes the house will be on a brick retainer and will have park view as it will be much higher than park.

Park views ? Floor option 2 and oklouise from 20th march, are my choices. And the last option would be a nightmare for carpenters and roofers.

I like plan two but the toilet room needs a vanity. Maybe it could waltz in with the robe in bedroom next to it.... It sounds like a wonderful block of land, if difficult to design for! Go well: love to see what you build and how it turns out for you! Cheers Margot
