Hi all, long time lurker, first time poster!
We've outgrown our old 1920s character home in Perth and are looking for feedback on the below floor plan which we will owner build. Note Bedroom 1 incl ensuite and Bedroom 3 is the footprint of the current house, we will be extend from this point to the back/west.
Q1 - We are unsure whether the kitchen/dining/living is big enough?
Should we do a linear open plan K/D/L layout? The reason we've designed it this way is to keep all the plumbing services down the right hand side is that is where the sewer line runs. In addition, we wanted the kitchen on the North side for the sun and view (Correct me if I'm wrong here).
Q2 - Is the study large enough at 3.6m x 1.6m? I allowed a 600mm desk plus 1000m for chair/movement.
Q3 - Is the alfresco large enough keeping in mind the afternoon sun is blistering hot in summer. We were planning to install outdoor blinds down the track.
Q4 - What is a "comfortable" powder room size? At the moment it is 1.15m x 1.3m. However, I would like to reduce it to enlarge the pantry if possible.
Q5 - Open to any other suggestions/wow factor details/recommendations.
Understand there is minimal storage space, we were planning to create attic storage as we have a high roof.
