Well balancing out material and costs labour costs is one thing but 2 story is quite a bit cheaper to build ; far less foundation and roofing area. It also simplifies the plumbing and of course is far more energy effective as downstairs heating will also contribute to upstairs heating. PROs can develop on this. And as Curt points out, modular is a very fast and cost effective solution which can allow you to put your pennies into better quality. Be very careful to select a known and competent professional if you go this way though, i don't know about NZ but europe abounds with cowboys ; low costers are to be strictly avoided.

We did it this way in order to emphasis the sculptural form of the house - if it was white it would have broken up the form somewhat. I think it depends on what you want to achieve, if the line of the joinery is at ceiling level then it is good to have the ceiling and the soffit the same colour in terms of how you experience the interior space. If the exterior look is more important then the dark soffit would probably work better."

my suggestions has the central entry and a small study off the living room...(twin desks provides more counter and wall storage and avoids sitting face to the wall) there's a generous laundry mudroom with direct external access, a bathroom with separate powder room, more space in the master suite with the window offsett for furniture and more privacy from views across the courtyard and reversing the wiw and ens allows for morning sun in the shower and the wiw creates a sound barrier against the guest room.. adding furniture helps suggest room sizes and there's various setdown spaces and extra storage throughout the house ...luckily there's plenty of room for more than minimum offsets to create a garden, alfresco, courtyard, screened spa room, entry, kitchen and laundry porches, garden sheds and drying areas and careful choice of building sizes allows for a neat gable roof with the extended eaves and a hip roof over bed 3 keeps the whole roof simple and economical to build
