What are the measurements of the rooms?

I would say that total grey area would be approx 60sqm - I’m next back at the house on Thursday and can measure the total area properly

Currently only the stud walls remaining of two rooms along 3/4 of the left hand side if that makes sense, and these walls will be replaced regardless - the rest of the grey area is completely empty

Actual length and width measurements of the space is required. 60 sqm can be calculated in many ways.

60 sqm is a large space for what you said is required.

Yep I’ll definitely get in there and measure it all up. It is very large, originally was a single toilet, tiny narrow bathroom, miniature laundry and the rest of the space was a big empty space to the rear right and left almost like an extra living room with the back door in the middle and a giant open hallway - just absolute wasted space

You need a whole house plan so measure everything. If it is an extension there should be plans available. Ask council. Or even your realestate ad from purchase.

what room do you want/need for the whole house as 60 sqm is enough space for a whole new kitchen and family room as well as a new bathroom and laundry so please share a rough plan of the existing rooms for the whole house including hallways, bathroom and laundry and, as already suggested, old real estate adds often have floor plans and photos and a Google earth image of the roof will also help us better understand the existing house

So there is nothing left in the home. OMG!! And are those vinyl tiles original to the home, they may be full of asbestos, so they may have to be pulled out as well. So you could have a new bathroom where the kitchen was, new kitchen where the laundry was etc etc. the bedrooms placed anywhere with new stud walls. Will be interested to see the measurements and as Kate has asked, are there any views?

Finally got to the house. As mentioned in initial post, this area is to house toilet, bathroom, laundry and any storage/additional areas/hallway somewhere? to make the most of the space. Happy to move windows/add external door for laundry etc.

Any ideas appreciated.

Is there a reason why the kitchen needs to stay in the front of home? Do you want extra bedrooms? Do you want two living areas?

Do you want two bathrooms or just one bathroom and an extra powder room?

The kitchen has already been measured and ordered - this was before I opened up the space at the back and found the water damage as had never been waterproofed. A bathroom and powder room would be great, possibly some storage somewhere and a second living area that could be used as an open play room/media room/office nook etc and a laundry

Rooms 3 and 4 are too small for bedrooms.

the dimensions shown on your plan are inconsistent and don't create an accurate plan of existing spaces ...measurements should all be from inside each separate existing room...rooms shown as 3 and 4 are too small for modest bedrooms and may make better locations for bathroom and laundry and why do you want the kitchen at the front of the house?? what is the internal measurements of the old kitchen, living area, front bedrooms and any front entry hall, how will you access the garden from the kitchen and living area...is there an alfresco with access from inside, what about a garage or carport, what is the length and width of the block, what is the distance from the house to all four boundaries, how will you use this property and/or what about number and ages of those who will live in the house and please describe the local climate etc etc......... we can't offer realistic suggestions without more accurate information...i'd be asking the kitchen cabinet makers to suspend work until you have a much clearer plan for the whole property (NB cabinets can often be rearranged into a different space)...even if you don't make all changes at the same time it's essential to have a clear plan for the whole property before doing any more work

You could possibly move the current new kitchen to the rear of the house without making changes to the layout which we haven't seen

As long as your benchtop hasn’t been cut (And if it’s stone, it won’t have been) you can generally reconfigure a kitchen. As above you need a whole house plan and approach or you won’t get the best outcome for your money.

As a suggestion, do not be governed by the preordering of your kitchen. You need to make the entire home function is the best possible way. You have already removed almost everything from the home and need to add back walls, plumbing and especially character. Here is an example of a floor plan that could work for your home, with some tweaks for your actual room measurements. And photos of this home that was renovated. The preordered kitchen cabinets could be utilised for laundry and bathrooms……? Or reconfigured for a newly positioned kitchen.

It’s a blank canvas…explore/consider your floor plan options - it’s going to cost you similar/substantial regardless of the configuration so take the opportunity to get yourself a properly thought through layout/design and if you’re unsure start with your needs/goals for the project on paper (in words) and if need be engage some professional design assistance
