Better job on the pantry and kitchen esp bringing out the fridge but do you need a pantry in the kitchen when you have a WIP You also need to try furniture in your living dining again. There’s no walls for a TV etc.

Looks heaps better. I would flip laundry layout so you can add a drop zone opposite garage door. In wip I would flip the shelves from kitchen wall to laundry wall so you can see what is there from pantry entry. Ensure waste bin at both sinks. Ensure you plan for a big enough fridge. The pantry in kitchen should have daily essentials. Where will toaster and kettle and microwave go.

Also the front bedroom is there a door to entry hall and to bedroom?

Yes, there’s a sliding door to room from ensuite and to hallway

Good call on the double garage reference. It’s quite a small living for a 4 bed, 3 bath house.

Won’t the island bench block access to the alfresco?

I appreciate what Dreamer is trying to show you but the space is very tight for what you’re trying to fit it. If you have a limit of the floor space you can build you may need to forgot the WIr pantry to have a decent living area.

Agree reworking the laundry and wip to get and extra metre in living will make all the diff.

This makes activity room bigger and living bigger.

Like Kate’s changes. Fridge could be closer to door to alfresco (swap pantry and fridge) and ensure wall between main bedroom and living/ dining is well
insulated.

Where is your clothes line going? You don’t have room
Down the side of the house so the lack of an exterior may not be a problem, existing through the alfresco will be fine. Something had to give and thee removal of hallways may need to be your compromise. You can always put an automatic closer in the main bedroom door if you want to block line of sight.

I have reduced the width of the hallway and reintroduced access to the ensuite/powder room from it. I think this makes the Ensuite more usable when the guest room isn't being used, ie: a second family bathroom. I have shown Beds 2 & 3 with different bed configurations, when our kids were small they preferred to sleep in one and use the other bed for toys/playroom, so I have moved the playroom/ media down opposite the kitchen family to enlarge that overall space when needed this will also allow morning eastern sun to penetrate.. The kitchen has been swung around to allow for a 3m x 900 Island with the DW in this with a small sink for rinsing. The master Ensuite having access to the alfresco would be handy for guests or if you had a spa etc. Because you are in QLD you might like to have the Laundry space opening from the Garage and then into the passageway

This with accessing the laundry from the garage allows for a pantry or storage cupboard in the kitchen, the laundry could have a sliding door similar to this

I have also changed the direction the glass doors open to the alfresco for better access from kitchen to BBQ

Hello There, No one has asked that I can see. where is north and where are you building? These are the most relevant questions. Passive solar design is paramount. And where i like the plan for kitchen that Dreamer has proposed making the dining and sitting rooms much better it will depend where north is if it will work. Squaring off corners will make the build much easier too. I do not like the laundry as internal room especially as it is so small in one of the above plans but that maybe the way to go to get space into the living area. And I do like the living rooms together as in the media opening onto the living rooms too. that is better. I think the kids rooms should be larger than 3x3m if possible.. Hope north is to the top of the plan!! cheers Margot

But the rest of the rooms can all be focused to the north to improve the passive solar. Sorry I totally missed the north arrow: to be fair it is quite feint. Not the best plan for that orientation really. Cheers Margot
