Triple Front Brick Extension - Help

Hi there! We are looking on extending our house to give us an extra bed room and bigger dining and living space. I am unsure what the best plan of attack is. The rumpus is stepped down from the main house (was previously a verandah)

Suggestions. Inspo. Help

    Ist step is to talk to council about your setback requirements. Can you post a site plan and roof plan noting north. A google map view may work. I expect you may need to demolish rumpus. Can you provide some photos

    Perhaps something like this if structure works. You need to get a builder or structural engineer to assess current structure and give some cost ideas.

    we need a site plan showing length and width of block, size and location of any other buildings distance from house to all four boundaries and location of north

    Thanks everyone. Hopefully this link works to the listing photos. The kitchen is L shaped with an island so it’s likely we would need to remove it

    Thanks Kate. I like this the Rumpus is not huge in width so fitting bed in it if it’s the main may be tricky. But it makes a lot of sense since there would be an immediate ensuite.

    Hello K8 T, I think this has great potential even with leaving the reno'd rooms as they are. One thing I see is to remove the spa in the bathroom as no one will ever use it and they waste so much water and space. But the man rearrangement is trickier. I have a forte' in plans so I am happy to assist with this for you. I invite you to look over my website and read blogs, see pix of past works and contact me through there so we can have a chat and get the plan right. When you have my plans in hand you can take it to several builders to gather comparative quotes to see where you go from there. Raising the rumpus room level and doing something about the central lounge would be two things to assist in making the house right for you. North to the kitchen side might be a bit problematic but we can get round that I am sure to make it light bright comfortable and passive solar to the best extent we can too. then it will not cost you or the earth to keep it comfortable and warm/cool too.     Thanks Margot. We have reno’d that main bathroom so that’s one thing that’s ticked off the list. It’s the main living spaces that we are struggling with and how to increase the size of the house. The kitchen is dark for most of the day until the sun begins to set. I will check out your website. Thank you
