Patience for private sale or..?

Family property is listed for private sale. Agent says only 'low ball' offers, so time to add pressure 1. Do the big .com online ads. 2. Do the big sale board. 3. Go to auction. I would prefer to sell to a decent builder/developer as KDRB could replace with 2 or 3 townhouses. (current home is v old, not well insulated, much to repair). Interested to sell to council or for disability/social housing too. Willing to pay the ad costs to get a bit more notice BUT welcome any advice to finding that sort of buyer. I just cannot yet strip my values out of this (as I probably will be told to).

    Totally agree with bigreader comments above. If your agent has not marketed this property through the available websites, then you are at the mercy of your agent. I hope they are doing a good job. Advertising on real estate sites open the property up to the world, not just the agents call list. You don’t need a sign out the front. And in reality you do not have a say what happens to the property after you have sold it.

    No, hasn't been on the big websites (only the Real Estate's own). But will be this/next week. Agree about same people, same pockets at auction. Price was wildly (& I mean WILDLY) quoted up by Selling Agent pre contract. Surprised? No. Did I believe that price? No. Did family? Yar, maybe :( Reportef offers are way below even council's old conservative vaulation though.

    They should have shown you comparable sales. Look at the sale price per square metre to compare with your property. List it on realestate.com. For sale. Land takes more time than a renovated house as people need to do their sums and have less to be excited about. An existing house to be demolished reduces value of land. As does a slope and poor location. So factor that in.

    Also, Cee, your real estate agent should show you the “low ball” offers for your information. If they won’t show you, how do you know if there has been genuine offers placed?

    You never know, the “low ball” offers might be an offer that you and your family are happy with.

    I thank you all - have helped calm my nerves over this sale. Soon I hope to end that chapter & start the new one. Start my design research fora home on land we have placed an offer for. The house name will be removed from the old gal & kept safe until the new one is eventually designed & built. Baby steps.
